22.01.2022 DID YOU KNOW: When you purchase a property it is required to be passed to you in the same condition as the day of sale, except for fair wear and tear. Which means if there is damage or a fixture is not in working order when you sign the Contract, unless specifically stipulated in the Contract, the Vendor is not required to fix the issue. To avoid any unexpected issues it is highly recommended that prospective purchasers thoroughly inspect the property (including testing fixtu...res expected to pass with the property) PRIOR to signing the Contract of Sale. That way you can ensure that it is in the same condition when you complete you final inspection of the property a few days prior to settlement.
