20.01.2022 and another one!! here's another backyard i have prepared for sale. This fence was a little bit more involved, as you can see some wooden pine plinths were added this was done so the yard can eventually be levelled out but also some 400mm fence risers were added for a bit more privacy due to the height difference between yards. also cleaned up the side of the house where some lawn had started to spread and the ground was very hard and uneven so flattened it out added a pine sleeper and some weed matting then spread out some 20mm lime stone. some very basic improvements with an extremely good outcome wouldn't you agree? if your looking at selling or maybe you just think your yard or even house could do with some improvements as basic as these ones or even a bit more detailed contact me today for some ideas and a free quote

14.01.2022 Story Time Monthly Payments from $16,414 down to $7,135 I wanted to share a bit of a story about a recent case we sorted for a client, as it’s a story... I believe worth sharing. ** I’ll warn you in advance... this post is long, but given how much went into this case, all the little things that occurred, the full detailed story would actually be at least 3 times as long.... This is the Short Version: A client come to me in a complex and difficult position, with close to $1.5m of mortgages across multiple properties, Previous personal hard times, lingering cash flow problems within business which were being further enhanced by the fact the entire mortgage position was rolling over from Interest Only (IO) repayments to full Principal & Interest (P&I) Payments After approaching the existing lender, (a big 4 bank) looking for help, they were pushing the client through hardship, they could not help with anything further/better So off they went to contact a non-local broker A few months later, the client was unfortunately still waiting for some answers from the broker (By this stage, they would have much preferred that broker to simply say we can’t help). The client then come to me.. Realising straight away the client would be facing difficulties with almost any lending in the current position. I was still keen to help and believed I still could. Due to complexity, limitations on available documents and the position the client was in, we had to use a non-standard type product A Low / Alt Doc product, with a non-bank lender. I worked with the client, putting in many. Many hours, scouring policies, negotiating with lenders (even convinced the lender to lift a policy restriction completely during the process), calculating, recalculating, reconfiguring loan structures multiple times, working through every little difficulty, problem and delay that was presented along the way (there were plenty!)... After a lot of work and effort, we managed to finally get the new structure approved whilst I was away. Thankfully my franchisee/Colleague/Friend, Bruce back here in the office, picked up the slack to assist to keep things moving quickly in benefit of the client, upon my return we pushed through to settlement The client’s situation at the original bank had them in hardship, pulling them further backwards, their new total combined repayments on P&I was a whopping $16,414 per month!!! The new, completely restructured facilities I have now established for the client have the total combined repayments down to $7,135 per month, a HUGE cash flow increase of $9,279 per month! WOW! We managed this whilst still being able to write the majority of the new debt with P&I repayments, whilst retaining some investment debt on IO repayments. We decided to proceed in this structure as the P&I portion is of great benefit to the client, allowing them to finally start reducing a large chunk of the debt, whilst the remaining IO portion would allow the Cash flow to remain that little bit stronger, whilst still being able to retain tax advantages of the investments. Since settlement, both the mortgage situation and business development has improved considerably, making the projected future look to be strong & positive, so we will continue to work with the client going forward, only to improve their position further, as their situation permits. My favourite part of this all, was the happiness and appreciation received from the client, having been told you made my day is fantastic. Thanks to all who read through the short version of the story (I have actually written out the entire story in detail for internal case studies), I am extremely grateful to have had the opportunity to assist this client, achieve such a positive result, giving such drastic benefits. If you take anything away from this, make it this; If you ever feel that your situation is taking a downward turn and things are tough... if you've been told you cannot be helped by a bank or even another broker.. if they have put you in the "too hard basket" and arent putting in the effort to help.... Call Us before making your next move, we may be able to help you before things get worse. ** permission was granted from the client to share the story, with full anonymity (which of course was always intended 100% anyway) **
