25.01.2022 Considering construction of Decks | Pergolas | Verandas Have a quick read here first -------... If you want to construct a House, a Building Permit is required. If we strip it back to the other end of the industry for a Deck, Pergola or Veranda it is exactly the same. These permits are required by law & designed to protect both trade & home-owner. ------- If you are building a deck or veranda without a permit you are breaking the law. ------- So what happens if you have no building permit ------- The structure is classed as an illegal structure. There is no time expiry for this & it cannot be undone. ------- Cannot be entered into Section 32's should you go to sell your house. Why depreciate the value of your house when legal construction is so easy? ------- Can impact Home Warranty & House Insurances. Here's 2 quick examples: You have a lovely new deck at the back of your home. Your landscaping is now complete with the turf at the height of the decking. A few years later you notice some movement in the structure at the back of your house. Water has been sitting against your house slab & caused movement. That's a fair out of pocket expense when illegal structures are not covered by insurance. A storm has just gone through the area & ripped off your new outdoor entertaining roof causing damage to your house & your neighbours house. Again, an out of pocket expense. ------- No recourse with the tradesman should you have issues. 23.01.2022 A cracking day of weather over the weekend. Got this beauty done in a day. Sanded, washed & left to weather. In a couple of weeks the decking oil will go on & it will come up like glass.... Forest Reds always comes up a treat. Better quality & cheaper than our entry point of Merbau.

20.01.2022 To compliment the 135mm Greybox decking we have F27 Blackbutt timbers for the Veranda structure. Currently in process of a good sand, clean & first coat of oil. CuTek Extreme Walnut ... Keen to see this one installed.

12.01.2022 With Summer right round the corner we all start heading outside more. As you start to look at your outdoor areas & landscaping do keep in mind for the majority of structural works a building permit will be required. You have just spent a few hundred thousand on your new house & I would assume, at the very least, not want to risk your home warranty or house insurances?... - Decks - Pergolas - Verandas will all require a building permit. Otherwise it is an Illegal structure. It may seem cheaper initially to get your area installed without a permit but it is at the other end you end up paying more. I spend too much of my time bringing non-compliant decks up to code so the home-owner can sell their house or at least have a solid structure under-foot. Build it right from the start & you never have to worry about it again. 08.01.2022 A fantastic way to extend the alfresco across giving a greater size entertaining area. Laserlite to go over the new roof providing a shield from the weather & heat but allowing natural light through to the living areas.

One set of happy clients. - - A quick scope of works for the project: 4 windows removed & hardwood sliding doors installed. Hardwood Pergola with feature battens. Upper balcony with privacy screens & glass balustrade. Fantastic views for the upstairs bedroom & living area. Lower deck with privacy screens & wire balustrade complete with stair access to the backyard. Removed the wall & windows from the sunroom outside the kitchen.
