24.01.2022 Hello everyone, how are all our followers? Earlier in the year we decided to step back a bit from social media, to give people some space to deal with what has been happening. Rest assured we are still here and have been working hard on some personal projects. We recently sold a renovation property (was originally part of a 1 into 2 subdivision) - which sold in 2 days! It was an outstanding result. We'll talk more about that in coming days.... We look forward to reconnecting with you

24.01.2022 Welcome to 2020....bit of a late message? Christmas feels like a long time ago, which just goes to show that you need to be focused on what you want to achieve before the year escapes you again! We're sure many of us are guilty of having a goal list that roles from one year to the next, but what are we cheating ourselves out on by doing that? A great way to make sure that doesn't happen again this year, is to take a pen and paper, sit down quietly and concentrate on... the list. Now write out your goals one by one and then take another piece of paper and starting writing the actions you need to take to achieve each one of them. Even if you are not completely sure of the exact path, making a start will kick you off. The last step is to put the list in a prominent position where you can see it everyday. On the fridge, on the back of the toilet door - somewhere it is not hiding and out of mind. Now go forth and achieve. If we can help you fulfill anything on your list, you know where we are

24.01.2022 Sitting outside planning the day, not a terrible view from our latest project. How's your day looking?



21.01.2022 The answer to this is it depends! If you are undertaking the project yourself then it is not uncommon for us to see people taking two years for a simple 1 into 2 subdivision. That's a long time for a large amount of money to be outlayed! When you haven't done something before though it can take time to find your feet. It can also depend on the complexity - eg access to services, moving structures, etc.... Our first project took us 12 months and it was meant to be a 'simple' boundary alignment. We have completed many subdivisions since then and now commonly complete within 6-9 months. Like anything, the more you do, the better you get and the more knowledge you build up. Our experience means we understand the process, have an established team to help us, and know what to do and when so we can ensure a timely completion. Some people are happy taking 2 years, others want results quicker so they can move on with the reason they are doing the subdivision. 18.01.2022 We had a call last week from someone who had found a property they were interested in buying and they were trying to explore its subdivision potential (something highlighted in the ad) One thing they mentioned on the call was that they had been told by the agent that it was a flood free property. On the face of it, the property looked like it had the right dynamics to subdivide. ... But when we looked at the flood mapping, it told us a different story, with both flooding and overland flow overlays noted. It pays to check doesn’t it! This isn’t an uncommon story unfortunately. We hear on a semi-regular basis that people have been told by the selling agent when they buy that they can subdivide, but when they look into it later, they find out the opposite. There are lots of wonderful agents out there who perform thorough research on their listings to make sure they get their facts right, but like any profession, there are some who do not. Make sure you take a leaf out of our Caller’s book and pick up the phone (to Council, town planners, us) to make your own enquiries specifically find out about any overlays, development potential, building potential etc. Get a snapshot of any constraints the property has currently and verify that anything you want to do to the property is permitted. 18.01.2022 The media struck hard at the start of the year when we moved into initial lockdown, indicating the real estate market would come crashing down around us. Most areas certainly experienced a reduction in listings, where owners were holding back to see what would eventuate. Prices mostly appeared steady. However, in the last few months we have definitely seen a significant increase in buyers, more specifically for acreage properties up and down the coast of Queensland. ... There appears to be a greater demand on moving out of the city and acquiring a larger backyard. 14 groups through on our recent open home of an acreage property certainly gave us a sense of this demand. How are you finding your local real estate market? Is it picking up / not been affected or gone completely off the boil?

14.01.2022 An important question to discuss when looking to joint venture with anybody, is what are each other's expectations. This is a question we will cover with you in your first phone call with us. This makes sure we are all on the same page to start with. This is one of the advantages in working with someone experienced in development, in that they will be able to give you an early indication if what you want to achieve is likely, without wasting a lot of time and money to find it's not what you thought.

11.01.2022 How Times Have Changed! We were analysing a property this week and as part of that process, we were looking at the 1946 mapping published by Brisbane City Council. Amazing to see the difference between the aerials - Camp Hill - 1946 vs today.... What suburb are you in and how has it changed while you've lived there?

08.01.2022 How often do you send emails to companies and get no response? Or wait to receive something promised but receive nothing? Perhaps we make judgements based on this experience? And ultimately conclude with a negative thought. This can happen throughout all aspects of life and especially when dealing with consultants during the subdivision process. ... We've had this happen ourselves numerous times - as the sender and receiver. Just this week a client didn't get an email we sent through - things can go bump in the night sometimes. If you don't follow up when you're expecting to receive something, what opportunities are you potentially missing out on? Follow up brings success. The saying goes that no one is focused on what you want like you are. Your destiny is in your hands.



06.01.2022 HAPPY FRIDAY How was everyone's week? Hope it has been productive and happy. Already in February! 06.01.2022 The question today is should you start the process to subdivide today or wait another 12 months? Firstly remember that small subdivisions (1 into 2) can generally take 9-12 months to complete before you see any money in the bank. So perhaps a better question to ask yourself is can we wait another 2 years before we see any money in the bank?... The other consideration is the market. When we lived in Toowoomba, a few years ago now, the market surged and people thought that prices would keep climbing. Many held off developing and/or selling because they wanted to hold out for better prices. Unfortunately like anything, nothing good lasts forever and the market quickly started to cool, reducing buyer volume and consequently prices. Many missed out on the high prices that they could have had. We were one of the lucky ones, reading the market and selling on the high. An interesting topic, cause no one has a crystal ball right?

03.01.2022 Naturally when considering subdivision, you might want to get a valuation on your property as it is now versus after it is subdivided. The one thing you want to avoid in this process is receiving the Agent's opinion without evidence of why they have that opinion. Opinions should be based on experience, which should in turn be based on sale prices. Sale prices are fact and tells us what the market is prepared to pay for a property such as yours.... All good agents should be bringing you this evidence as part of your meeting in the form of a CMA - Comparative Market Analysis. Make sure when you book your meeting in the first instance that you ask them to bring one with them. This gives you the confidence that what they are telling you can be supported by market evidence and means you won't be left wondering why a certain value has been suggested. This then means you can make decisions based on factual information.

02.01.2022 It's amazing how sometimes things can seem impossible but with the right focus and often with some outside help, this can be turned around. When we focus on the problem it's difficult to see past it, but when we focus on 'how to' or 'how can I' then ideas and solutions can flow. A few of our past clients have thought that subdividing their property was impossible until we connected. ... Believe it's possible and a solution will always present.
