We acquired a site late Oct in one of the blue chip suburbs overlooking the park and followed that up with a recent purchase on the same street 6 weeks later Strategy: Demolish - Build 2 single level luxury houses - Subdivide - Sell ... One of the most in demand suburbs for downsizers/ families, recent comparable < 50m and walking distance to shops, gas station, park, coles and other amenities. Top Insights: 1. Off market purchase 2. We knew the numbers off the bat so unconditional purchase in under 5 days 3. Opportunity to amalgamate 3rd block adjoining this site which amplifies our returns. 4. The adjoining site is too small to attract a developer and the old house won’t lure the owner occupiers unless they want to knockdown rebuild which massively affects the vendor. 5. Our returns are great with or without the purchase on the adjacent site so we can chose not to pursue the site giving us the best hand at negotiations as we are ready to ‘Walk Away’ and still deliver a great in demand product with great returns.

Renovation doesn’t need to cost a bomb if you research and speak with the agents to understand what people are looking for. 2. In this renovation we could’ve easily overcapitalised by putting a new kitchen and bathroom and flooring however speaking with my team of agents they mentioned there is no need for it and we won’t be able to get you the Return ! 3. We resurfaced the kitchen, installed new appliances. Painted the bathroom and installed new towel rails, fixed the shower screen etc. 4. Staged it with a substantial discount due to the reference and relationship with the company. The end result, a good looking product appealing the masses whilst amplifying the returns.
