11.01.2022 What can I use as a deposit and what is Genuine Savings/Gen Savings? Before the bank assess your application, we need to make sure you have genuine savings to go towards your deposit. Every lender has its own definition and requirements for genuine savings, which will depend on the amount that you borrow, and some may not even require it at all.... But as a General Rule you will need 5% saved genuinely. The Main types of Gen Savings are: Savings held in your bank account for 3 months Cash gift held in your account for 3 months Money saved over 3 months in your account Funds from a sale of your property Somethings can't be used genuine savings but can be used towards your deposit. Bonuss from Work Tax Refunds 15k First Home owners Grant Profit from sale of a asset that is not property ie Car/Boat etc Gifts from Family not held in a bank account for 3 months There are some other options banks will accept instead of Gen Savings like parents going Guarantor on your loan, or if you have been gifted your deposit some ledgers will accept a rental ledger if your rent has always been paid on time. It can be tricky to get your head around what banks use as genuine savings and requirements do vary between lenders so it is best to run your genuine savings past your Broker to make sure we can find the right Lender for your situation.
