25.01.2022 The requirement of swimming pool compliance certificates has been delayed 12 months and is now 29 April 2015 as the bodies/organisations that can issue the certificates (council, private certifiers) are not ready for the inevitable rush.

21.01.2022 Actress Toni Collette and muscian husband David Galafassi have been order by the Supreme Court to cough up a further $600,000, after already losing the deposit on a property they were unable to settle on, due to diffificulties obtaining finance. This is because when the owners, Nick and Susan Kelly, founders of Industrie clothing, resold the property within a year it was sold at a lower price. Always make sure you have finance approval before entering into an unconditional exchange to purchase a property.

18.01.2022 For all those lucky enough to use the Governments $5,000.00 grant towards stamp duty, when they have bought a new house or vacant land to build on, be aware that from the 1 July 2014 there will be a restriction on how many grants you can apply for. There will be a maximum of one grant per financial year.

14.01.2022 For the few people who are buying their first home which it is a brand new home under $650,000 you are entitled to stamp duty concessions. For contracts entered into after 1 July 2014 you will entitled to concession if the price is under $750,000 instead of the current $650,000.00.

When organising a removalist check they are accredited by the Australian Furnitre Removers Association (AFRA) as these removalists must meet certain standards in relation to equipment, vehicles, premises and staff training. Also consider insurance, as a removalist is not required by law to provide insurance for your things during a move.

07.01.2022 When buying a property do not assume that what you see is what you get. The rule of thumb in a very basic form is that if it can be removed without damage to the property the owner can take it. Check the inclusions on the contract and if you believe something is missing make sure you remember to tell your conveyancer either before exchange (ideally) or during your cooling off period.
