Simone gets up at 4.30am to be ready for her 7am start at the markets. CHANGE OF LOCATION: The Grafton Farmers Market currently operates in the carpark of the Christchurch Cathedral with access from Fitzroy Street and operation hours are 7-11am. 15.01.2022 GRAFTON FARMERS MARKET (get there in the am): Feature stallholder: Brian Chevalley Assorted vegies including eggplant, tomatoes and garlic. Brian has been farming his little patch of alluvial Grafton soil for decades. Many would have picked up a pumpkin, zucchini or tomato from his Oliver St roadside veggie shelter.... Brian, who is also handy with a chainsaw. He built the chunky post and rail fence at my first house at 2 Weiley Ave ... I just stood back and watched. Asked what he liked about trading at the Grafton Farmers Market, Brian said he obviously enjoyed the income but also meeting lots of new people and getting good feedback. 14.01.2022 MARKET UPDATE: Still plenty of buyers but also a fair bit of stock hitting the market which is giving buyers more choice than a few months earlier. Less competition on desired properties also means less rampant competition. Market is still strong though and Elders have managed to exchange 15 properties in the past four weeks. Rents are spiking as available properties are swallowed up by strong demand ... partially from the jail. Elders held an auction last night of a lovely place in Nairn Terrace, Junction Hill. We had 6 competitive bidders push the price to $602,000. A great result Jake, well done. But this means there are 5 qualified buyers out there keen to move, just in that category. I have listed 26 Hillside Dr Junction Hill for sale which will go for less than $480,000, but we are weeks away from photographing this one. My point with all this is - now is a GREAT TIME TO SELL. Price records are being set across the valley and provided the market expectation is not too ambitious, things are moving swiftly. When COVID19 started, it was very quiet for business, but now so many people come and buy our product. What a great community.. 02.01.2022 Morning folks. Still have way more genuine buyers than properties to put them in. There seems to be an increasing trend in sellers hesitating to take their property to the market until theyve found somewhere to go. Stock is so short right now that this is completely understandable. So ive got a few domino listings in place requiring the right new property to trigger at least 2 sales. Here are some examples of the specific properties that could trigger such a domino effect: - 4 bed home in Junction Hill or Grafton on at least 2000sqm under $550,000. - Neat home in the CBD, preferably low maintenance. Other criteria are flexible but it must be no more than a block or two from Prince St. Budget fairly flexible for the right place. - Riverfront home with good space for gardens. Budget up to $900k.
