Here are a few things to look for LESS DRAMA The good ones don’t tend to spend a lot of time in VCAT, dealing with tenant issues. That’s because they put the work in upfront to get the right sort of tenant. Speaking of which ACTIVE WAITLIST Ideally, they have a database of people looking for properties. The more people on the waitlist, the more you’ll have showing up at inspections and applying, and the more likely you’ll find an ideal tenant for your property. PROACTIVE Ask about their processes and make sure they’re proactive so that they catch things before they become an issue (regular inspections go a long way), and are quick to react when an unexpected issue (like a leak) comes up. No oth...er market jurisdiction in Australia has such a high percentage of locations delivering price growth. In the past 12 months, 92% of towns and suburbs across Regional Victoria have had growth in their median house prices. Most have increased by more than 5% and many have had double-digit growth. It’s all part of the Exodus to Affordable Lifestyle, a trend which (contrary to many media reports) did not arise out of the pandemic it was well under way before 2020 and has been turbo-charged by the lockdown periods. It’s a trend that first became evident with the rise of markets close to Melbourne three or so years ago, and continues to be a major force in Regional Victoria.
