25.01.2022 Your subfloor space is not a storage area !! I was checking the sub floor of my new investment property and was happy with the piers, oops its a Queensland house so they are Stumps (go figure) ", happy with the hardwood bearers and floor joists. However, I was not happy with the timber stored under the house. You see it is a perfect environment for subterranean termites to attack the stored timber and then make their way into the timber frame work of your house.... Keep it clean and tidy !



24.01.2022 Years back, I heard a saying and I am unsure who wrote it and it goes roughly like this, Its not where you start its where you finish, so for anyone who is about to build be you in the industry or be you a D-I-Y builder, where you finish will include how much have you spent, did you hit to your budget and what was your over run and did you finish on time how close did you get to the planned schedule finish date. So, if you reverse engineer from the end date and consider your expected total spend, in my opinion it is far wiser to consider spending more time on the preparation, the collecting of your thoughts, every and anything you will include in you build before you start building, strike the ground with shovel and turn soil so to speak.

23.01.2022 My new project is a rental I have purchased up in Queensland just south of Brisbane, and as I start to record my thoughts and create the scope of works for the upgrades needed to present a rentable property to the market, I will use exactly the same process I believe you should follow in your DIY projects. Step 1 Grab a simple spiral Notebook any size A5 or A4, put a start date on it.... Write all your thoughts down, then next post we can look at how to prepare a simple document to use to present to your trades to create a price from each.

20.01.2022 I have been asked my opinion on what is happening with builders at the moment in this time as we get on top of COVID-19, The Master Builders Association has posted that building work is essential work.

20.01.2022 A need is something you have to have to survive or complete a task. On the face book groups I visit people who are keen to build a home often ask how much will it cost to build. My initial thought and question is what do you need in the house that you want to build or for that matter renovate? Consider that ! is it a simple or a larger home.

19.01.2022 Termite damage to the external sunroom wall built with a softwood timber that termites like, so the remediation will be completed using termite resistant H3 or similar treated timber.

12.01.2022 As you know I am a member of DIY Design and Renovation and answer and discuss other members projects, I met with George Semaan and his dad. So the house is a 1960 red brick with hardwood bearers 100 x 75 at 1800 mm spacing (1.8 m c/c) and Harwood floor joists 100 x 50 at 450 mm c/c supported by 230 x 2 30 brick piers most likely sitting on a 450 x 450 three course deep footing. One of the brick piers has rotated and there is now approximately a 20 - 30 mm gap ( see the red h...orizontal arrow) under the bearer this has caused the floor joists to sag (see the red vertical arrow) and there is a noticeable fall in the floor which George noticed as he walked across the floor and the dining room/hallway door does not close. The fix that George has decided on is to install a galvanised adjustable post. To replace the pier that is rotating. My thought is to jack up the bearer that sits on the brick pier in question so that the door closes correctly. Then temporary packing to support the bearer. Next a pour a concrete pad for the new post support and this needs to be excavated to solid shale. The design of the footing should be discussed with an engineer for the reinforcing steel and concrete strength.

12.01.2022 Numerous questions on building design and Owner Builder FB groups of late asking how do I waterproof my bathroom and you know there are several bathroom combinations, seperate shower and bath or no bath, then a shower with a hob or no hob a shower with a set down floor then different shower screens framed or semi framed or glass only then a preformed shower base or a tiled floor, then a bath built into a wall or sitting on a plinth, then with or without a toilet obvious a va...nity or a free stand basin or a wall mounted basin. So I am currently working through the National Construction Code 2019 Building Code of Australia and AS3740-2010 Waterproofing of domestic were areas and creating a seperate set of notes describing each scenario. These notes will help be explaining each scenario and allow people to better understand how to waterproof their bathroom.

01.01.2022 A frequently asked question I read in the Building Face Book Groups I am a member of, is how do I select a building designer? As a past builder I had worked with both Architects and building designers and some great interior designers as well. I have with Landscape Architects and Landscapers with an amazing ability to transfer a clients thoughts into beautiful external spaces. Selecting who you will work with should only follow your after you have completed your own due d...iligence. I have always suggested asking around, who do you know who had a project completed and had a great team to help them build or sourcing contacts from professional bodies. As a minimum you need 3 to interview and they must be able to present you with three references, people who will be willing to allow you to visit and review the completed project, people who will discuss how the process unfolded. You will have a number questions, from how much did they charge to did they understand what you were trying to achieve. The one question I believe that is not asked often enough is when an issue arose that was difficult to discuss how did they deal with it.
