25.01.2022 A $3 billion "integrated resort" casino development planned for the Gold Coast Spit has been rejected. Good afternoon Fellow members, THE Queensland Government has terminated a planned multi-billion dollar resort and casino on the Gold Coast, saying that there needs to be a balance between environmental and commercial concerns.... The resort, which had the backing of Chinese company ASF, was to have been built on Crown land on the Spit at Southport with a five tower integrated complex including a casino. Queensland Premier Annastacia Palaszczuk says the decision is based on ensuring the "best long-term solution" for the Gold Coast, and says the Government will move forward with a community-led master plan. "Like many Queenslanders, I have enjoyed visiting the Spit for decades," Ms Palaszczuk says. "We need to ensure that character is preserved for future generations. The Spit offers great opportunities for job creation through tourism, entertainment and recreation. "What the Spit really needs now is a master plan to revitalise it and increase its benefit to the Gold Coast as a community asset." "To be clear, this is not a decision that rules out a future Integrated Resort Development on the Gold Coast." The Government says the new master plan will ensure the Spit remains a low-density area with a maximum three storey limit to apply to any redevelopment. It is expected the master plan will take 18 months to complete. Its believed that the decision will not affect moves by Gold Coast Mayor Tom Tate to push for construction of a cruise ship terminal in the area. Chat to you soon!

21.01.2022 Good morning fellow members, The FIRM has had many enquiries recently as the Queensland Governments generous offer is coming to a close within the next 79 DAYS as the FRENZY continues. Theres now just under three months left to take advantage of the recently increased $20,000 First Homes Owners Grant offered by the Queensland Government. Up from $15,000 since the 1st of July 2016, the extra $5,000 added to the grant ends on the 30th of June 2017 for brand new homes under $...750,000. Check out to see if you qualify - Click here Are you looking to buy your first home? First home buyers, take note: Queensland Treasurer Curtis Pitt recently announced an increase of $5,000 to the Great Start Grant, meaning the total grant is now $20,000. All first home buyers purchasing newly constructed property under $750,000 are eligible to apply for the grant. The increase to the Great Start Grant will apply from 1 July 2016 for 1 year only, this is great for first home buyers looking to buy, new or off the plan. Its the first major increase to the Great Start Grant since it was established in September 2012, replacing the previous First Home Owners Grant established in 2000. FACTS YOU SHOULD KNOW: The previous Great Start Grant has been renamed and as of July 1 2016 it is now called the Queensland First Home Owners Grant The$15,000 Great Start Grant applies to contracts dated between 12th September 2012 and 30th June 2016 The $20,000 Queensland First Home Owners Grant is not available to replacement contracts where there was a previous contract entered into before 1st July 2016, meaning you cant rescind a contract and sign a new one on the same property to claim the increased grant Contracts entered into from 1st July 2016 for that financial year will be eligible to apply for the boosted $20,000 Queensland First Home Owners Grant To apply for the current grant you must be buying or building a brand new home valued at under $750,000 First home buyers may also be eligible for a stamp duty exemption for homes under $550,000, which is an additional kick start to entering the market. There is nothing like a brand new home, or the feeling of buying your first home and with these incentives on offer and interest rates at all time lows, it is certainly an interesting time to be looking at the property market. Among its major tenants will be Woolworths, Coles, Kmart, Target and a cinema. Natasha and Tim are both doing well even though exhausting times. Her name is London, who is absolutely gorgeous, weighing in at 7lb 8oz, now home resting up preparing for Santa :) ... I was checking out the new extensions to Robina Shopping centre recently and was shocked to see all the pelicans stacked as a Christmas Tree which I thought was awesome and very clever depicting THE TRUE GOLD COAST On behalf of all our dynamic team at The FIRM and my family we wish each and every one of you a beautiful Christmas and a safe happy holiday. 19.01.2022 In the last quarter of 2017, month-on-month home value growth rates slowed considerably. In October and November there were little capital gains achieved across most capital cities. However, across the year growth remained very positive in most markets. Darwin and Perth were the exception, where growth was still in negative territory during 2017. The good news for these markets is that analysts are expecting them to pick up somewhat this year, as employment and economic grow...th look set to improve in both regions. In terms of capital growth around the nation, the outstanding performer for 2017 was Hobart at +12.25% pa. 2017 Interest Rates Even though we havent seen an official rate rise from the Reserve Bank of Australia (RBA) since 2010, interest rates did increase for both owner-occupiers and investors in 2017. On average, owner-occupier variable interest rates went up by 0.15% pa and the average variable investor loan went up by 0.34% pa. Lenders indicated that the reasons for these increases outside of RBA movements are their increasing costs, other economic factors and a crackdown on risk management by regulatory bodies like the Australian Prudential Regulation Authority (APRA). Whats in store for 2018? CoreLogic is predicting the RBA will make no rate increases during 2018. This is good news for new home buyers, property investors and current home owners alike. 2018 will be a great time to focus on paying down your mortgage whilst interest rates remain low. The slow-down in home value growth during 2017 is a sign the nations property market may be cooling. According to CoreLogic, the softening in the market is being driven by restrictions on interest-only loans by APRA. This restriction has significantly reduced property investment activity and therefore there is less competition to drive up prices. This is good news for first home buyers and we should see this sector of the market pick up during the first quarter of 2018. Call us now for a home loan health check. An increase of 0.15% pa (or in some cases more) on your home loan can amount to a significant rise in your mortgage repayments however our lending market is still very competitive. If youve had your home loan for a while, now is the time to talk to us about a home loan health check. 11.01.2022 Good morning fellow members, I want to thank everyone for their kind words expressing their concerns to see if I was okay due to the fact I havent kept everyone up to date with the latest News and Reviews during the month of June. I was honoured to be invited to attend the CHARIS Business Summit in Colorado Springs where like minded influential International business leaders built and developed business relationships taking our organisations to the next level, learning pract...ical business skills, identifying and capitalising investment opportunities at this exclusive conference. Attending the World Class Venue, Charis Business Summit in beautiful Woodland Park, Colorado were some very influential guest speakers including Andrew Wommack, Paul Milligan, Dr. Dean Radtke, Billy Epperhart and Dr. Lance Wallnau sprinkled their magic. A Powerhouse of incredible individuals packed the Summit from around the Globe, which I was honoured to experience a life changing direction for the future with an almost supernatural connection... I have been blessed!!! The Texan hospitality continued at the 10,000 feet altitude in the Rockies where the incredible wild life was plentiful. In fact a new fawn was born on the front lawn of Paul & Patsys home were I was staying. Todd, the son of our guest speaker Dr. Dean Radtke invited me out to explore the Rockies, his company "Above the Clouds Adventure Tours was an awesome experience driving very powerful quads along the logging trails. This would be something that you have to put on your BUCKET LIST to do!!! I was amazed at the cost of living over there where dining out most nights was so affordable compared to Australia, however have to note that the average wages was $8.00 per hour yet the service was impeccable. Dont forget to tip! Housing was incredible with good quality, well located, well priced with higher than normal rental returns. The down side is no tax deductions for depreciation of the property. Fuel costs are .50 cents a litre so there is no wonder why they all drive the big cars, trucks and RVs. Driving on the wrong side of the road was a bit of a challenge yet got used to it except for the speed limits are in Miles per hour OPPS!!! The red Corvette was the ultimate experience with a huge V8 just burbling along untamed, naturally without the roof made me feel unleashed, sense of freedom even though I was in the Car-yard :( Next trip, when I have more time, I will lease one for $70.00 per day :) There are many other details I wish to share with you so stay tuned for another exciting episode as we consider the USA and the USA considers Australia for future investments. 02.01.2022 BUCKET LIST - YES or NO? Good evening fellow members, My feet have not touched the ground since my return back from Dallas, Texas.... So many things happening in my world that it will make your head spin, some very exciting news that I will be announcing very soon, mixed with some serious immediate challenges for the future, however more about this later. If you remember, going back a couple years ago we conducted a survey on what you would like to do when you were retired. One of the questions in the survey was a Motor Home which had a huge positive response. Further investigations proved that this was not possible due to the cost of a new Motor Home being anything from $650K to $1ml depending on size, so the concept was shelved. Whilst in Texas, (just happens to be the largest manufacturer of Motor Homes for the USA) I was amazed at the prices, designs and the quality compared to Australia. "A Home away from Home" So, this had me thinking that we should revisit this opportunity to see if you are still contemplating a Motor Home for your Bucket List Since my return I have spoken to a few Australian manufacturers and they can not compete in price due to many factors, in-fact double the price. I will explain this detail later! If you have any interest in adding a Motor Home to tour Australia on your "Bucket List" then please respond so I can gauge the volume to see if it is viable and economical to place volume orders. 02.01.2022 YOUVE heard of Robocop, the fictional man-machine on a mission to lock human criminals away. But experts fear the opposite will soon come true and it will be machines that end up becoming the criminals, leaving us humans powerless to stop them. Artificial intelligence experts have claimed that computers and robots will commit more crimes than humans by 2040. They warned that murder machines will end up carrying the lone wolf terror attacks more associated with radicalised ...terrorists than psycho computers. Tracey Follows, chief strategy and innovation officer at The Future Laboratory, told Raconteur: As the workforce moves towards more automation, we could find 35 per cent of jobs now done by humans have been replaced by robots. Futurists have been forecasting a sharp rise in lone-wolf terror attacks for years. But once robots can be hacked to become suicide-bombing machines, lone-robot attacks could become rife too. The robotic crime wave will be driven by the rise of artificial intelligence, which is expected to give machines a cognitive ability which could even surpass that of humans. Our future is the opposite of Robocop.Source:Supplied If the robotic crime wave seems like a distant prospect, you should consider a statistic from the National Crime Agency, which found that cyber crime made up 54 per cent of total offences in 2015. Were not talking driverless cars here, just a standard modern vehicle with connectivity capabilities. Thats not all. If we begin to secure our homes using the sort of locks already on cars, its not unrealistic to imagine a sadistic computer shutting all the doors and windows to trap the person inside. Google engineers have even warned about the possibility of cleaning robots slaying their owners if they get in the way while theyre tidying up. These warnings sound like science fiction, but they could become reality much more quickly that anyone would expect. These are scary times ahead if you do not educate yourself, friends and family to be prepared for the future.
