25.01.2022 A successful consultative meeting with objectors is about listening to their concerns, explain what the planning rules really say and articulating an unexpected solution. It doesnt always happen, but there are smiles all around when it does. It takes skilled and experienced planners to see the big picture and to achieve such results - thats us!

20.01.2022 Last October the State Government introduced increased fees for planning permit applications. The hike in fees was significant, for example a change of use fee jumped from $502 up to $1,240. We are yet to see any community benefit, improved serviced, or faster processing of applications - in short, nothing has changed. All to more reason to engage professionals to deal with the planning process.

17.01.2022 When a Council planner asks for an application to be amended over a very minor matter its because an amendment "resets the clock". The length of processing is taken from the date of the amendment, not the original lodging day. This is how Council planners can say the majority of applications are processed within the statutory 60 day period..... dare we say, smoke and mirrors?

13.01.2022 A while between posts - but we are still operating, despite these strange and difficult times. Here's our take on the current situation and how it affects the design and approvals process The planning design, approvals, DA processes won't change - they will remain a constant ... So our suggestion to friends, investors and developers alike - keep going, get your ducks in a row, do it now, or soon We all know that commencement of the development process is slow and tedious - approvals taking months, not weeks. If you were about to commence an application, or design - I say continue. Here's why: 1. the approvals process won't change after this event 2. the process is long, difficult and tedious - if the process takes 3 - 4 months, or more. Using this lockdown time is efficient 3. the design and approvals process is the least expensive part of the development/investment 4. continuing or starting will put cash into the economy, support small businesses 5. Councils MAY be a little more helpful/supportive (at least some will), especially as this unfolds over the next short time 6. Councils won't be a busy 7. permits, DAs etc stay live for long after the approval is issued - so there's no need to start immediately 8. don't be in the queue when things pick up again later - my guess is that there will be more and longer delays after we get back to "normal" 9. for more complex/difficult proposals this time can be used constructively - if approvals take longer with more difficult projects - use this delay time now 10. construction costs are likely to be lower when this finishes - yes there may be some supply issues, but contractors will be scrambling for work This crisis will come to an end Think strategically, think constructively
11.01.2022 It is truly astounding that in these difficult times Council Planners are taking so much longer to process planning applications and ask for items already shown on drawings or included in submissions....

Anyone can call themselves a planner even though they dont necessarily possess all the competencies. Also, as in every profession, not all planners are created equal." Registered Planner is PIAs peak membership grade, attainable only by passing a rigorous assessment process that tests your level of knowledge, skills and experience. 03.01.2022 As reported in the Geelong Advertiser 13 December In a marathon planning committee meeting, the Geelong council has backed plans to convert a former Powerhouse in North Geelong into offices. Urban planner Tufan Chakir, said the objectors did not want to see more people in the area, and noted that... The site is not earmarked for port-related purposes, It is not required by the port, it is not required by anybody else. Its a derelict site (and) this is a suitable and good use of the building. The meeting heard that the office would create a suitable buffer between the industrial uses at the Port and the residential zoning on the sites other flank.
03.01.2022 We love passing on good news to clients. Today we learnt that VCAT overturned a negative Council decision and granted a planning permit for five townhouses. It was a rational, sensible decision that took into accont planning policies. Yes, we have yet another happy client!

01.01.2022 What a terrific way to end the weekend, with news from VCAT that an appeal against a Council decision was successful and as a result has saved our client around $260,000 for works that the Council was unreasonably asking to be done....needless to say we have more VERY happy clients!
