22.01.2022 So this is for all the parents out there with kids enrolled in either Lambton High School or Belair Public School. It's been a long year, maybe you're looking for a change in schools for the upcoming term or even next year when the kids move into high school or finish year 12. I have 2 clients with the following requirements who are desperately trying to get their kids in the above schools so we need properties that fall into the respective school zones. One is up to $900/week and the other one is over the $1000/week mark. Some sort of yard space is important but doesn't need to be big. One needs to be super modern, the other can be more original. 2. I have 5 x clients looking in Cameron Park/Edgeworth/West Wallsend areas. I am after the standard... 4 bed, 2 bath, 2 car in those newer estates from $500-$600/week. A couple of them need to be pet friendly. 3. 3 x clients looking in the lake area. 1 in Warners Bay/Speers Point areas, 2 x bedroom minimum, up to $500/week but can go higher. The other 2 are 3 x bedroom homes, pet friendly, up to $600/week in Whitebridge, Kahibah, Eleebana, Valentine, Dudley and the surrounds. 4. MUST be in the Belair School catchment zone. 3-4 bedroom home, up to $550/week. Great family. 5. MUST be in the Lambton High School catchment zone. 4 bedroom home, up to $800/week, pet friendly. Great family. 6. Looking for a 2-3 bedroom home, up to $520/week, New Lambton is the preferred area as the kids go to school there but also Adamstown and the surrounds. Wants a nice kitchen as she is a great cook! 7. I have a client looking for a 3 bedroom home in the Hunter Valley region. 3 x bedroom, up to $420/week, pet friendly. 8. I have a client looking for a 2-3 bedroom home, up to $600/week, in the following suburbs: Cooks Hill, Bar Beach, Merewether, Adamstown, Charlestown, Warners Bay Please share/tag below if you're an owner with one of these properties or know someone who is or if you have one currently on the market that you can't lease or you're thinking about putting your home up for lease soon. 18.01.2022 MUST READ FOR ALL TENANTS LOOKING FOR A RENTAL IN THIS MARKET! www.therentersagent.net @therentersagent... Why it's important NOT to offer more rent every time you’re applying for a property. I get it. It's been weeks or maybe even months. You’re well and truly sick and tired of looking and applying for properties and continually missing out. You’re desperate, frustrated, annoyed. But offering more money is not the only way to secure a rental property. And if everyone has this mentality it will become the norm. It’s time to stop this going out of control and it needs to start now. Agents work for the owners so if someone offers more they will most likely accept (provided their references are good too) however there are some agents out there that are encouraging tenants to offer more rent and that is wrong, especially since most tenants don't know any better. Being an ex-property manager myself, the quality of your application is much more important than how much money you can offer. There are a lot of factors that go into whether your application is successful or not: your lease period, move in date, how you present your information (you could be missing vital parts that could help you get over the line). And honestly can you really afford it anyway? We are in a recession and things are only going to get worse. Job seeker/job keeper payments are false economies. They don’t last forever and are soon to be cut/reduced. You can’t rely on this getting you through the next 6 to 12 months. So instead stick to your budget, stay firm with your price, back yourself and your application, call myself to help you get approved as I work solely for you the tenant. Trust me a good rental reference is what gets you approved in this market more than anything else. And if you think it’s hard to get a rental now think how hard it will be if you have a bad rental history and try to find something. If you take something now just to get in somewhere and you fall behind in rent or break your lease because you just took anything or don’t look after the property well, you have absolutely no chance getting anything next time you apply. Why? Because there are so many people looking and applying for every single property and even tenants with perfect rental history are missing out due to the lack of supply. So always think the long game. Yes, its tough at the moment and things are taking longer than usual but get it right now and you will be set up for as long as you want to be in the property or for the next one you apply for.

I have a few high end clients who are after 3-4 bedroom homes in the beach pocket which includes Merewether, The Junction, Bar Beach, Cooks Hill, Hamilton South, The Hill. There is a severe lack of quality stock and the types of homes I am after are most likely up for sale or being held onto by owners who are unsure what to do with them at the current time. I have budgets up to $1200/week so if you have one of these properties and can...'t sell for the price you want at the moment please get in touch. There is nothing wrong with renting them out for 12 months and then testing the market again next year. And if you're holding onto one because you're not sure if you can lease it or need some help getting it ready please also reach out as I have tenants for you ready to go! A lot of really good applicants are missing out because at the end of the day only one person can be approved for the property. Today I successfully secured 2 off market properties for clients, approved the same day as we saw them. With the relationships and database I have created and built throughout Newcastle I can move things very quickly when pro...perties aren’t advertised yet. 02.01.2022 CASE STUDY - MUST READ FOR PROPERTY OWNERS! I just wanted to share a recent success I had with a client. In this current market there is very high demand and a shortage of stock so any advantage to secure a property is what everyone is needing right now. When I deal with a private owner directly I can get an approval in a matter of hours and can have someone move in within 24 hours if need be. This is what happened yesterday. I spoke to the owner Tuesday night, inspected the ...property the next day and by that afternoon we were approved and the client moving in next day. Why is this possible? I have everything for my client ready and pre approved with a whole run down ready to email straight to the owner so before the inspection they have already made a decision. I'm prepared, I move quickly, I'm a very experienced leasing agent and right now I have 23 pre qualified tenants needing a home. It is important to note the following: If you have a suitable tenant that meets all the requirements there is no need to wait for several applications to compare, no need to hold open homes and process multiple applications. Valuable time is being wasted and every single day you are losing rent because even if you get an offer of $20/week more you have lost that over the week you waited for multiple applications to be processed and everything finalised for a move in. More rent isn't always the best option for you as an owner and the tenant probably can't afford the extra rent they offered to secure the property and will most likely have to break their lease.
