23.01.2022 Today's 'Property Terminology' phrase is LMI. LMI stands for Lenders Mortgage Insurance - which is an insurance policy that some home loan borrowers need to pay for. The purpose of LMI is to protect the lender from financial loss if the borrower cant afford to meet their home loan repayments. Usually, if you don't have a high enough deposit (at least 20%), banks will require you to take our LMI. So, are you better off paying LMI and buying an investment property with a 10% d...eposit, or waiting until you've saved at least 20%? To help you make that decision, let's present the two hypothetical scenarios: Scenario 1 You buy a property TODAY in a high growth area for $500k with a 10% deposit, and pay around $10,000 in LMI. In 12 months time, the property has increased in value and is worth around $540,000. Minus the $10k you paid for LMI, you're ahead by around $30,000. Scenario 2 You want to buy a $500k property in a high growth area, but don't want to pay for LMI, so you wait 12 months until you've saved up the 20% deposit. After 12 months of saving, you now have the full deposit, but that same property is now purchased for $540,000. You saved $10,000 by not paying LMI, but you lost $40,000 in capital growth by waiting that extra 12 months to buy - that's an overall loss of $30k. This scenario shows us that there can be benefits to investing with a lower deposit (and taking out LMI), as long as you're confident that you're buying in a high growth area and your property is going to grow in value. 19.01.2022 Today's Property Terminology phrase is 'Bank valuation'. What is a bank valuation? These are used to determine the Loan To Value Ratio in a home loan application and will impact the amount that a bank is willing to lend. Bank valuations are for mortgage purposes only.... Say for example you own your own home, and now you're looking to buy an investment property using the equity in your home. The banks will send out a valuer to determine the value of your home, based on a number of factors, including the prices of comparable properties in the area. Banks are usually very conservative with these valuations, as they want to protect themselves in incidences where: -The market may dip in value -The borrow might not be able to pay back the loan This means, that more often than not, the 'banks' value of your home is going to be less than the actual market value. Here at The A Team, our finance team always makes sure our clients have valuations from multiple different banks, meaning they can choose the one that is going to allow them to borrow the most amount of money. One of the key's to being a successful investor is using strategies like this to maximize your ability to grow your portfolio.

17.01.2022 When it comes to purchasing property, there are generally 4 different types of investors... 1 Conservative These are people who will purchase their own home, then spend the next 20+ years paying it off. They may or may not purchase a second property as a holiday home or investment property, but generally will prioritize paying off the family home first.... 2 Semi -conservative These people are similar to the conservatives, but they might move around more; buying their own home, then selling it to upgrade or change locations over the years. The primary focus will usually always be on putting any extra money towards the mortgage. 3 Semi- aggressive These are investors who know that property is a great investment, and will prioritize buying investment properties over the years. The area they usual lack is when it comes to seeking professional help, meaning they can sometimes end up with a maximum of 3-5 properties before hitting their borrowing capacity. 4 Accelerated aggressive These are professional investors who take investing very seriously and will employ a smart, strategic acquisition method to the growth of their portfolio. They are willing to seek out the best of the best when it comes to accountants, brokers and property managers and are willing to go above and beyond to earn more, save more and invest more. Todays word is Equity. Im sure that youve heard this word a LOT if youve been following us for awhile - but what exactly is equity?... Equity is the difference between the value of your property and the amount you still owe on your home loan. Say for example, your property is worth $400,000 and you still owe $220,000 - your equity is $180,000. As your property continues to increase in value, and you continue to pay down the loan, your equity increases. You can then use this equity as a deposit to purchase your next property, however borrowing additional funds will depend on a number of factors, such as your income, other debt, living expenses etc* The fantastic thing about property equity, is that it allows investors to keep purchasing multiple investment properties, without having to save up a deposit for each one. Once youve saved up an initial deposit for your FIRST property, the key is to purchase in an area that is going to have high capital growth over the next few years. This will allow that property to generate equity, which you can then use as a deposit for your 2nd, 3rd, 4th property. 11.01.2022 HOW HISTORICALLY LOW INTEREST RATES ARE GOING TO AFFECT THE PROPERTY MARKET FOR INVESTORS... Off the back of the RBA's rate cut announcement on Tuesday, the big four banks - plus a number of other prominent lenders - have come out with history-making interest rate offers... Rates that are quite literally the LOWEST they have ever been...never before have we seen an advertised mortgage interest rate offer of less than 2% Now, we have several of the major banks offering 1.98%... fixed rates, plus others offering huge $4000 rebates to refinance with them. So what does this mean for the property market? The fact that some of these lenders are offering these low rates on fixed 4 year terms, means that they foresee rates staying LOW for at LEAST the next few years, which is a very promising sign for investors and home buyers. 08.01.2022 Todays Property Terminology phrase is LMI. LMI stands for Lenders Mortgage Insurance - which is an insurance policy that some home loan borrowers need to pay for. The purpose of LMI is to protect the lender from financial loss if the borrower cant afford to meet their home loan repayments. Usually, if you dont have a high enough deposit (at least 20%), banks will require you to take our LMI. So, are you better off paying LMI and buying an investment property with a 10% d...eposit, or waiting until youve saved at least 20%? To help you make that decision, lets present the two hypothetical scenarios: Scenario 1 You buy a property TODAY in a high growth area for $500k with a 10% deposit, and pay around $10,000 in LMI. In 12 months time, the property has increased in value and is worth around $540,000. Minus the $10k you paid for LMI, youre ahead by around $30,000. Scenario 2 You want to buy a $500k property in a high growth area, but dont want to pay for LMI, so you wait 12 months until youve saved up the 20% deposit. After 12 months of saving, you now have the full deposit, but that same property is now purchased for $540,000. You saved $10,000 by not paying LMI, but you lost $40,000 in capital growth by waiting that extra 12 months to buy - thats an overall loss of $30k. This scenario shows us that there can be benefits to investing with a lower deposit (and taking out LMI), as long as youre confident that youre buying in a high growth area and your property is going to grow in value. These are used to determine the Loan To Value Ratio in a home loan application and will impact the amount that a bank is willing to lend. Bank valuations are for mortgage purposes only.... Say for example you own your own home, and now youre looking to buy an investment property using the equity in your home. The banks will send out a valuer to determine the value of your home, based on a number of factors, including the prices of comparable properties in the area. Banks are usually very conservative with these valuations, as they want to protect themselves in incidences where: -The market may dip in value -The borrow might not be able to pay back the loan This means, that more often than not, the banks value of your home is going to be less than the actual market value.
