11.01.2022 What is a Reinstatement Valuation? A Reinstatement Valuation will work out the cost of rebuilding your property should it become damaged beyond repair. This is not the price you bought the house for as a Reinstatement Valuation will take into consideration the material type, whether or not the property is grade listed and any additions you've made to the property since you moved in.... Why do I need one? When you take out home insurance it is important to have the right value. This should not be the market value of the property as this may leave you under insured. If you under insure your property and the worse happens this could leave you needing to find additional money for the rebuild of your property. Is it worth having a Reinstatement Valuation? Applying Average This is where it can get a little tricky if the property is under insured. If you need to make a claim an insurance company may send out a loss adjuster, if they find the property was under-insured they may "apply average". This is a clause that the insurance company can apply to reduce its liability. They will use an equation to recoup some of the costs which means the full premium may not be paid out. In this example a flood has affected your property and done 450,000 worth of damage, you had insured your property at 400,000. The loss adjuster values your property rebuild cost at 500,000. The insurance company can then apply the following equation: Insured sum / Actual value x loss = actual sum paid out. (400,000/500,000) x 450,000 = 360,000 Therefore, even though you insured the property for 400,000 the insurance company will only pay out 360,000 meaning that 90,000 worth of damage is left unpaid for. Whilst it may cost a little extra to have a Reinstatement Valuation we would recommend it to ensure that you have an accurate insurance premium to avoid losing money if you need to make a claim.
