However, we find that the majority of tenants dont have cars and use public transport. Driving by many suburbs across Perth, we've noticed the increased amount of cars at the front of houses with the majority of homes using their space for storage rather than their cars. 12.01.2022 On average to completely fill a property, it generally takes anywhere from 4 to 6 weeks. The fastest we have filled a HMO property was 6 days - and that was for a 5 bedroom home! The longest we have experienced so far is 11 weeks. However, 4 of the 5 rooms were filled during those 11 weeks so the investor was still receiving more income than a standard rental with 1 room vacant!

06.01.2022 Have you ever been locked out of your house? It happens too often! Key codes have made our lives much easier and for not too much extra cost. In order for a HMO to be compliant with insurance, we must have the front door fitted with a specific handle (Always free exit handle). The cost of this compared to a key code handle is only an extra $30, but its money well spent.... Key codes: - Saves the hassle of getting new keys cut - You can change the code each time a new tenant arrives - Its easier for the Property Managers who always have access to login and check the number - Its easier when sending people in to do maintenance rather than having to get them keys
