25.01.2022 My first home buyer has just settled, is moving in today and I was excited to be the first official visitor. When it comes to a little present I love to deliver something that was part of our journey.... Let me explain: At one of the properties we inspected everything was ideal and lots of things to love. Afterwards we were debriefing when my client mentioned even the shampoo was my dream shampoo. We laughed at this little comment as we sipped our coffees. So when it came to settlement gift I went back to the video from this property, googled the colours from the bottle until I found the right brand, tracked it down here in Brisbane - and you guessed it from a fancy hairdresser in New Farm and today I got to deliver it and she is so excited . 24.01.2022 Ways Brisbane property is unique and why local knowledge is key to a successful buy. On the weekend I had a sales agent tell me someone was considering purchasing the property from Hong Kong. I asked how they had gone about it, the answer was through a FaceTime video with them. Now I dont think everyone needs a buyers agent but I dont think a FaceTime call can cover off some important considerations.... Here are just a few that pop to mind when it comes to Brisbane: climate do you understand our weather and the impact it has to comfortable living conditions. Style of homes particularly our charming character ones the same ones that have high maintenance attached. Traffic and roads like the rat run ones. School catchments which people pay to get into or avoid. Overland flow, flood issues- if you havent heard the words adequate drainage recently then you arent searching thoroughly. Infrastructure both under and above ground. Price- how do you know what the property is worth- please dont say to ask the sales agent A good property even if it is an investment needs to be right. If not you run into high vacancy rates, annual letting fees, high maintenance costs and overpay for the purchase with poor capital growth opportunity which is probably a dud that no one else locally wanted. Sorry to be harsh but just make sure you know what you are buying out there in Brisbane!!

Whether its hand ball , hopscotch, scooter track or chalk board! I am loving seeing this and we have been doing the same. 22.01.2022 Have our homes ever been more important....... Over the past few weeks we have all been busy transforming our home sweet home into our place for everything! Its our new workplace, where we exercise, school our kids, new family schedules are being put in place. Every nook and corner is being used and it makes me happy to see people enjoying their homes and neighbourhood in new ways.... Lets share some ideas of what we are doing and enjoying about this time...... Ok I will start. . I am loving seeing people sitting on their front decks again. Using it as a quiet space to read, a cup of tea while waving hello to neighbours passing by. This space was for dust and shoe collections is now getting used for what they were originally designed for. @rwnewfarm of a recent clients purchase in Wooloowin.

20.01.2022 And now we need our homes to turn into a classroom!!! We can do this people...... lets face it we are doing it and our homes are hopefully stepping up to the challenge too!!... Where is everyone putting their classroom next week??? Ok happy to start..... we are using the guest room (no visitors anyway). We have pushed the bed over to the corner now known as the cosy reading corner and popped the camping table up for the school desk. The kids have coloured some fun pictures to pop behind them on video calls with their class mates. It will do for short term home school. 18.01.2022 . What an amazing home- architecturally designed with an abundance of natural light and open plan living flowing into the backyard. When I first took down the brief for this family they showed me their current home in Melbourne and I knew I had to find something special to get them excited to move.... From my first inspection I knew it was perfect for them- the proportions, layout and all located within the preferred school zones and easy commute to work. When they inspected they agreed and knew I had fully understood their brief and family needs. Settled this week and all moved in for the school year to start, what a simple transition back to Brisbane life. p.s. its the finer touches where the magic happens- they loved their big oak tree in Melbourne so the poinciana tree in this Qld backyard made it feel like home. @ Hendra, Brisbane

17.01.2022 12 Days of Christmas - Day 8 Most memorable room in 2019 At an estimate I have seen over 4,732 rooms this year. life statistics.... This one was a stand out. One of those ones you rush home and talk your husband through as he rolls his eyes . Light, bright, right orientation NE and I must admit I have a weak spot for white kitchens. I do think the Kitchen is the most important room in a family home. Sure I would have seen more expensive rooms but for me this was the most memorable!!! Thanks @glenlyongroup. Maybe I will hit 5,000 rooms next year .

15.01.2022 12 Days of Christmas - Day 7 Its one of my favourite days of the year!!! I am driving around town knocking on all my clients doors and sprinkling some Christmas magic.... Most are celebrating their very first Christmas in their new home and I cant wait to see their happy faces again. You know who you are so lock up and turn off your lights because you know there will be hugs all round. I never feel alone in my little biz as my clients are the best company anyone could have!

15.01.2022 (Local knowledge) ? Holland Park ... ? 4 years ? It has a family friendly suburban feel to the area but still only 4km to the city so easy access to everything. ? We like to let our little one on her trike and walk down to the local park to find some ducks and turtles. ? Little Clive cafe on Ipswich Rd- I order the waffle specials and the staff are always super friendly. @littleclive ? A good high school from the area. ? Post war homes on good block sizes with town house redevelopments now popping up. ? I feel so close and connected- we can ride our bikes into Southbank, we have the City one way, Rocklea markets another or can be on the M1 to the Gold Coast its fantastic. Safe, family friendly, a lovely community, close enough to the city for an easy commute, lots of green spaces, bike-paths and bush walks. Exceptional schools both public and private. - The Sunroom- dress shop its my go to for my wardrobe. : Green Mango Thai- I always order the Pad Thai ? Trains as there are just buses for public transport. I would love more restaurants for night time options to stay local. - We just love going down to the creek and throwing rocks in and getting muddy with the kids and our dogs. 04.01.2022 A rare insight into my family life as you may know I am the proud mum of three. Three officially all at school as of today. I went into motherhood as a corporate accountant something I gave up to stay at home. But with some focus and hard work I come out owning my own growing business doing something I love.
