17.01.2022 AUCTIONS don’t work in this area isn’t a new line and agents that use it are generally one dimensional in their approach. The property above was owned by a close friend of mine. It’s in a suburb where Private Treaty reigns and I don’t have an issue with that. What I did have an issue with was my friend sent me a property for sale he identified as identical to his but the price was that low it scared me. I replied and asked him if he had seen the price in which he said no. I t...old him to check and the anxiety hit. After further research I learned that property had been for sale for almost a year and others on the market hadn’t achieved a result in over six months. I drove to the Gold Coast to speak with him and his partner about switching the tactic by marketing the property for auction. I also asked for high quality photography which will cost a bit more. They were cool with it. I didn’t suggest auction to get heaps of enquiry. I suggested auction to control the price and when you know auctions well you can operate in up to five dimensions. You don’t need hundreds of buyers or even twenty ... I only had one and they bought it. They paid substantially more than the other property that sold which they went and saw. They also paid more than what other Terrace Homes in the area are listed for ... Done and dusted in 18 days. Now just before everyone says yes but this is staged and presented well which is so expensive can I tell you it’s not staged ... the furniture isn’t real it costs like $40 bucks a pic ... 11.01.2022 CUSTOMER experience is such a currency across all industries. Perhaps it always has been however now more than ever the emotional intelligence of an agent can’t be undervalued. As an auction purist I’d advocate to never sell a property prior to auction especially if the bricks and mortar is in a prized and exclusive location. The ego fuelling buzz of a massive crowd, the likelihood of dropping the auction hammer and shouting SOLD over rousing applause, smiles and hugs is awes...ome, it hits me right in the feels . But what if a Seller(s) and Buyer(s) couldn’t give a hoot about that? What if they see value in the certainty of the sale NOW instead of hoping for a little bit more ... or a lot. What if they didn’t care about setting the record for the street or the suburb? What experience does a buyer have when they’re just trying to buy a property and feel like they get answers to questions they’re not asking then we lose them, not because they wouldn’t pay enough but because the experience was confusing. When I understood that not every seller is willing to put everything on the line to see if there’s more money out there my opinion of when to sell an auction property shifted. Money isn’t the only currency when winning at auction. Customer Satisfaction is the new $SOLD and managing emotions is the art of the agent. They list a lot of real estate not because of massive marketing campaigns or fancy lines but from my observation they effect an approach that makes a potentially stressful experience easy and satisfying. Behind the scenes in our profession there’s a lot of FRUSTRATION. Agents can work their clackers off and despite generating encouraging interest logic isn’t always the language people communicate in. It’s not easy to have a buyer who is circa $75k above everyone else, we are two days out from auction when they respectfull...y say this is their best and no more. We do everything to emphasise sensible thinking and perhaps consider what is in the hand however logic and emotion are so divided even when they’re right next to each other. Auction day comes and your leading buyer messages to say they won’t be registering to bid. It takes a lot for an agent to hold themselves together, to welcome people to the auction, to present professionally and smile now knowing this public negotiation isn’t going according to plan. The buyer circa $75k ahead didn’t register to bid. Our two registered bidders didn’t bid and a room full of people witness it all however when an agent is good enough the facts don’t count. Agents good at their craft don’t need everything in order to produce the result. Despite our lead buyer not being registered we involved them in discussions, it was a token of respect to them a very good emotional tact. To the delight of the client we managed to get a slight increase in their preauction offer, and another and then another. The client happily agreed, we got the buyer registered and sold the Fig Tree Pocket residence to them under the hammer. Not every agent can make a scenario like this work and still sell under the hammer but my friend @jontownendproperty @jonathantownend can. He’s sharp, professional and has the experience to operate under pressure without breaking a sweat or losing his smile. Well done mate, retaining perfect record together . 03.01.2022 AUCTIONing luxury homes has it’s pros and cons. An agent that operates at their best in this method of sale can talk all day about the positive reasons and agents that can’t stand not being in control of price and have a desperate need to be right, they usually throw up a few negatives. Over the years I’ve sold as an agent and auctioneer I’ve settled within myself that it’s ok to be wrong. That’s because if I am wrong the Seller is better off and in this case we were wrong ag...ain. We were confident we had the interest to get a result however we were really hoping to make our Sellers dreams come true. It wasn’t easy and the auction went for a while, it stalled we negotiated we were still crawling to get to the dream price then new interest entered in and the Sellers dreams come true.
