When was the last time you received an detailed inspection report of your investment with photos and a detailed summary of how your investment is presenting, any future repairs or maintenance items that may be required and a detailed market summary regarding the properties performance in comparison to the current market trends? Throughout the month of December a number of new landlords engaged us to take care of their investment properties and... to their shock, at point of take over it was evident that detailed and thorough routine inspections reports hadn't been conducted in months, in one circumstances even years. What we discovered when we completed these inspections was that the properties weren't in the cleanest condition, there was substantial damage caused by repairs not being actioned and in one circumstance a $15,000 repair needing to be completed due to mismanagement of repairs and maintenance.
