22.01.2022 As we say farwell to the final day of 2020, we bring you the MARKET WRAP-UP written by yours truly, Niki... 2020 has been a year unlike any other. COVID-19 has had a huge impact on many aspects of our lives both positively and negatively. The property market has experienced varying levels of activity throughout the year. Since Western Australia came out of lock down at the end of April, we have seen the property market in both sales and leasing go from strength to strength. A...n influx of people coming into Western Australia due to our latest resources boom, the backlog of buyers over the COVID months and Mark McGowan creating a safe haven with his hard border policy have come together to put pressure on the property market for people looking for a home. With buyer activity at such a high, stock levels are as low as 2006 levels resulting in low average days on market and an increase in sales activity. In addition, the various government incentives and low interest rates have provided buyers with greater opportunity to enter the market. Attendance at our home opens has been unbelievable and has created an energetic and competitive environment for buyers. Most properties have been selling within the first week (often the first day) and many have been attracting multiple offers. Compared to previous years, this is a welcome change for sellers. Sales success is not just a result of high buyer demand - you need to get the buyers through the front door in the first place. Pricing, presentation and a solid marketing strategy remain key factors in achieving the highest possible sale outcome. We understand that presentation is paramount in achieving optimum results in a reasonable time frame. We actively work together with staging consultants and contractors to ensure our properties are presented at their very best on the day they go to market. We also work closely with our sellers to create a strategic marketing plan for their property to enable a smooth selling process. Not often do we see the sales and rentals market working in tandem with such positive activity! The rental vacancy rate In Perth is currently below 1% and we are seeing great demand and good returns in the rental market which is great news for investors. We don’t have a crystal ball to predict market activity into the future, however with historically low interest rates and more positive consumer confidence, we would expect the activity we are experiencing to continue into the New Year. 21.01.2022 ON THE MENU RAMP FRITTERS These crispy little fritters taste like a three-way cross between onion tempura, blooming onion, and onion rings! INGREDIENTS 10 oz. ramps (if you cant find ramps, use thin scallions.)... 1 cup all-purpose flour cup rice flour 1 tsp. baking powder 1 tsp. sugar 1 tsp. kosher salt cup club soda cup light beer Vegetable oil (for frying; about 6 cups) Lemon wedges for serving SPECIAL EQUIPMENT A deep-fry thermometer METHOD Remove any slippery outer layers from ramp bulbs, trim roots, then soak in a bowl of cold water, swishing around gently to loosen any dirt. Lift out ramps and blot dry with paper towels. Avoid cramming them in a salad spinner so as not to damage the delicate leaves. Cut ramps into 1" pieces ( you should get about 5 cups). Whisk all-purpose flour, rice flour, baking powder, sugar, and salt in a large bowl to combine. Make a well in the center and pour in club soda and beer; whisk until smooth. Fold in ramps. Pour oil into a large cast-iron skillet fitted with thermometer to come 1" up sides and heat over medium-high until thermometer registers 350. Working in batches, place -cup mounds of batter into skillet and press down lightly to flatten and submerge. Fry, turning once, until fritters are golden brown, about 4 minutes. Transfer to paper towels to drain; sprinkle with salt. Serve with lemon wedges for squeezing over.
