02.01.2022 Selling a home in Australia has always been an interesting situation - the Real Estate Agents want a big commission at the end, but worse still... they want advertising money upfront so that they can advertise their Franchise name, their smiling face in a photo and their phone number. All of which seems ok on the surface but they can then sell other homes to people that they acquired from YOUR advertising money and they dont share their commission. You could say that i...s an opportunity cost of doing business however consider this. Most Agents wont offer to discount their commission when they ask you to drop a fortune on the price they told you they would achieve. You take the financial hit and they still get their full commission. In Australia the Agents want a Sole or Exclusive Agency so that they Guarantee their commission, but that stops every other agent in the area and the country from selling your home except one. That may be great for the Agent but how is it good for you? How is it good for a seller to not allow other Agents to sell your home because the Sole Agent wont (ordinarily) do conjunctions with other Agents?
