25.01.2022 REIQ BOSS SAYS RBAS BRISBANE UNIT MARKET CONCERNS OVERLY CAUTIOUS THE boss of Queenslands peak real estate body says the Reserve Banks warning that Brisbanes apartment market is at risk of crashing this year is overly cautious. RBA assistant governor Luci Ellis says its crunch time for the Brisbane property market, pointing to the high geographic clustering of the new apartments set to hit the market this year.... Speaking at an Australian Business Economists lunch in Sydney yesterday, Dr Ellis said the apartments most vulnerable to price falls werent new homes but second-hand units around five years old, according to The Australian. Dr Ellis said tenants were more likely to upgrade from older apartments to new units while rents were low, which may result in some people making losses on second-hand apartments. But Real Estate Institute of Queensland chief executive Antonia Mercorella said the RBAs concerns were overly cautious. Ms Mercorella that while supply into Brisbane had been strong over the past five or so years, she believed growing migration into the southeast corner, improving job figures and steady economic performance would drive continued demand for inner city accommodation. We agree there is likely to be a softening of prices over the next 18 months, however, we believe this is short term, she said. We know that the number of projects coming out of the ground has slowed dramatically, as the market self-corrects, and we expect that any short-term oversupply will be absorbed relatively quickly over the next two to five years, provided all economic fundamentals remain intact. In a recent analysis of Brisbanes new residential apartment market, financial advisory firm Ferrier Hodgson agreed with this view. Ferrier Hodgson property director Campbell Gordon said in the report that it was expected sale prices for new apartments would decline, as would sales volumes for off-the-plan apartments, with settlement risk being a significant concern. Owners of older stock will come under increasing pressure on the back of ample choice for renters, who are now in the box seat when it comes to selecting a rental property and negotiating terms, he said. While inner city areas such as Newstead and Fortitude Valley, West End and South Brisbane will face these pressures, we have heightened concerns for developers and financiers with exposure to middle ring suburban areas such as Albion, Nundah, Cannon Hill and Chermside where significant apartment projects are completing now and throughout the rest of 2017.

12.01.2022 Brisbane squeezing pets out of city Real Estate News FURBABIES are being squeezed out of the Queensland capital, with latest data showing over 80 per cent of Brisbane rental properties banned families with pets.... The restrictions have put pet owners under pressure, facing higher bond costs and red tape like the need to produce pet resumes to compete for a shrinking pool of properties. Others unable to find the right property have had to make the ultimate decision to either urgently rehome or put down the family pet. Analysis of data on realestate.com.au showed that despite the wild popularity of furbabies, they were only permitted in 19.1 per cent of rental listings ins Greater Brisbane. The situation gets worse closer to the CBD, with pet friendly properties making up less than 15 per cent of rentals in inner Brisbane. More than 8100 properties were currently listed as available for tenancy in Greater Brisbane, with pets allowed in just 1563 of them. Over 800 listings made particular mention of a strict no pets policy. Desperate owners have resorted to giving animals away via shelters, Facebook and sites like Gumtree where a free English Staffy has remained available for two weeks. The anguished owner was moving to a place where pets were not allowed and said I dont give away my animals easily this has been a very hard decision. Carolyn Parrella, Terri Scheer Insurance executive manager, agreed the situation was becoming more commonplace. A number of animals have to be relinquished and sadly destroyed, she said. People say all the time, I have to move, we cant take the pet, we dont want to have him or her put down. Its terrible to see but seems to be more and more common. She said there was an opportunity for landlords given the lack of pet-friendly properties, but there was also a lot of fear over damage that could be done by pets with irresponsible owners. Brisbane couple Victoria Lightfoot and John Hawkins resorted to building their rescue dog Annie a pet resume detailing her training and behaviour. It definitely has been hard, Ms Lightfoot said. Were very lucky in our current property because my friend owns the house and she offered it to us because we had Annie. Previous to that we had a property that allowed pets but it was very hard to get anyone to say yes. Ms Lightfoots tips to get a foot in the door including getting a detailed pet character reference. Its legit, they asked for it. I kind of get it because you could have a hideous beast that wreaks the property. But were happy to pay more bond if that makes us more desirable applicants. Another strategy, she said, was to go for a higher costing property. Even though it would be a push to pay rent, we thought perhaps that would be easier, more space in a nicer area and people are less likely to think the worst of you. We didnt want to choose something so far away just because we had a dog.

07.01.2022 Investors remain committed to property Real Estate News Investors remain committed to property and the sectors long-term benefits, despite of stricter lending conditions and property price bubbles and oversupply, according to the third annual Property Investment Professionals of Australia (PIPA) Property Investor Sentiment Survey.... The study, which surveyed 742 property investors, found that 70 per cent of respondents were of opinion that it was still good time to invest in property while 61 per cent declared they were looking to buy a property in the next six to 12 months. By comparison, last year only 58 per cent of respondents said they had plans to purchase a property within the next few months. Furthermore, the number of respondents who reported that concerns over changes to investor lending had an adverse impact on their ability to secure finance grew to 43 per cent from 32 per cent last year. The survey also found that higher borrowing costs forced investors to hunt for a better deal, with more than 23 per cent saying that they would consider refinancing their loans for an interest rate differential of 0.5 percentage points. According to the survey, only 15 per cent of investors put their buying plans on hold due to concerns around a property price bubble. Also, for 14 per cent of respondents the speculation around negative gearing and capital gains tax changes would be the reason to rethink their buying plans. PIPA chair Ben Kingsley said: It has been an eventful time for residential property investors since we published our last survey in 2016. Similarto last year, most property investors are looking past short-term challenges and are remaining focused on the long-term wealth benefits that are available from residential real estate. Brisbane remained its top position as the most preferred destination for property investors, although it had lost some appeal and saw the proportion of investors favouring it falling from 49 to 43 per cent over the past year. According to the survey, Brisbane was followed by Melbourne (32 per cent) and Sydney (7.8 per cent).
