24.01.2022 Appreciating the quality of work, precise and accurate, built the old fashion way. Still notching top and bottom plates, string lines to check accuracy, top and bottom, strapped every second stud properly for wind uplift as per building code Australia requirements. I wonder if there are granny flats out there built like this nowadays. Proud of my job.
24.01.2022 Timbers delivered, and ready to commence carpentry work after the long weekend. As always using quality timber, for wall and roof, more importantly strong timber support for the roof.
24.01.2022 Site conditions can greatly effect the cost of construction of a granny flat. Location of sewer lines Slope of land Existing site structures ... Restricted site access All these conditions will dictate the final costings and or attribute to unforseen VARIATION COSTS that is not covered.

21.01.2022 Several people have asked me which suburbs have i built granny flats in?? I predominantly build around Fairfield, Bankstown and Liverpool City Council. But have gone as far as Hurstville, Ryde and Camden Councils I have completed projects in Carlton, Berala, Chester Hill, Lakemba, Padstow Heights, Wakeley, Canley Vale, Fairfield, Cabramatta and Narellan.... New projects include, Numerous in Cabramatta, Fairfield, Monterey and Campbelltown.
20.01.2022 Another granny flat with its final touches. A polyurethane kitchen with stone benchtop and glass splashback. Very impressive for a grannyflat.
19.01.2022 Fixing the last couple of walls together, and all the walls are done. Not bad for a days work.
19.01.2022 Another is close to completion. This one is 60sqm granny flat with attached office. One of the last one of these design to be approved. Nowadays you are only allowed to attach a garage or balcony only.
19.01.2022 Pitching the roof is always fun, nice rooftop views, nothing like doing it yourself, checking everything. Strutting the roof. This roof will never sag.
18.01.2022 First Granny flat completed 2017. 60sqm granny flat open kitchen lounge, 2 bedroom with built in wardrobe. Tiled bathroom with semi frameless shower screen, aluminum pre hung vanity and stylish modern toilet. Solid timber flooring to lounge and bedrooms. Attached 24sqm covered balcony fully tiled with Led down lights, tv point, ideal for out door dining.

16.01.2022 Finally stripped the timber. The concrete is slab is higher due to flood area. But turned out really well

08.01.2022 One of the earlier granny flats i built in Padstow. Clients was willing to spend a little extra on the internals as they want to live in it themselves.

07.01.2022 Site preparation for a concrete raft slab. Nothing beats a solid concrete slab on Solid ground. May cost a little bit more compared to using waffle pods. In my opinion it is worth it.

07.01.2022 The last finishing touches, fencing. Finding the tradies to do the fencing is a problem. So just did it myself. So far so good. The posts are in, Monday the panels and gate goes in. Then it's time for pay day from the clients!!!

03.01.2022 Another granny flat is ready for tiling. Most important is a good 25mm of sand cement and then tiles on top. It also gives the entire granny flat one even floor level. Others will just glue on top of the uneven slab
