20.01.2022 One activity we often recommend to clients during a property sales campaign is professional property styling. We have seen time and time again how a small investment in this area can dramatically improve the appeal of a home, and therefore achieve a higher sales price. Property stylists take the time to understand who the potential buyers are for the property and then style the home in such a way that these buyers can truly picture themselves living there. 16.01.2022 What does it mean when a property is under offer? It’s a question we are often asked. Simply put, it means that a vendor has accepted an offer on the house, but there are certain conditions that need to be satisfied before it can be declared ‘sold’. These conditions could be that the offer is subject to finance, or a building or pest inspection. Alternatively, it could be that the offer is still subject to a three day cooling-off period that is available to the buyers o...f most residential properties. Note that a cooling-off period does not apply with an auction. The final possibility is that the offer could be subject to the sale of the buyer’s property, although this scenario is less common. When a home is 'under offer', other interested parties will have to wait until the relevant period has concluded to see if they have an opportunity to act See more

14.01.2022 We're back people! Daniel Andrews announced yesterday that private (pre-booked) inspections of properties are now allowed as of today. People are allowed to travel beyond 5km for this, but the travel must be inside metro Melbourne. Note that inspections are limited to 15 minutes.

08.01.2022 Today is R U OK? Day, and in the year of 2020 it’s message could not be more important. R U OK? Day encourages you to start a conversation with someone that you are concerned about - perhaps someone who doesn’t seem quite his or her usual self. R U OK? recommends a four step approach: 1. Ask the question - R U OK? 2. Listen with an open mind Don’t rush the conversation or judge them. 3. Encourage action Find out how you could help them, or put them in touch with an expe...rt who can help. 4. Check in Follow up in a week or two down the track to see how they are travelling. https://buff.ly/2BVMyJH #ruokday #kindness #careforeachother

07.01.2022 Spring is a time of freshness and colour. Although activity on the real estate market is fairly quiet at the moment, savvy homeowners realise that now is the time to prepare their property if they are thinking of selling. The early bird catches the worm, so to speak! One area of focus is outdoor living spaces. Front gardens create a very important first impression, so the planting of colourful flowers in pots and garden beds can really lift the space. Of course, weeding and cutback of unruly plants is essential to help neaten up the area as well. Also dusting off the outdoor furniture that has been stored over the winter, including umbrellas, cushions can help create more appeal in the back yard. Garden spaces are such important areas to focus on as we enter the warmer months!

07.01.2022 Some people have been daunted by the thought of selling their property in recent times. Please reach out if you are considering selling your property - we are very happy to provide advice! See the checklist here: https://bit.ly/2GhhyXv

07.01.2022 Could Melbourne’s lockdown extension drive a mass exodus from our city? This is a prediction from leading property researcher Simon Pressley, who estimates up to 30,000 Melbournians could move to regional Victoria or interstate in the next 2 years. Driven by the desire to regain freedom and live in places that are less densely populated, we do understand why people may be considering a move. Find out more here: https://buff.ly/3kPcb0D
