Latest government update- '3 October 2020: The Australian Government has announced an additional 10,000 First Home Loan Deposit Scheme places will be provided for the 2020-21 financial year, to support the purchase of a new home or a newly built home. Further information will be provided to the FHLDS participating lender panel and available on the NHFIC website towards the end of the week (w/e Friday 9 Octo...ber 2020). The First Home Loan Deposit Scheme is an Australian Government initiative to support eligible first home buyers purchase their first home sooner. Usually first home buyers with less than a 20 per cent deposit need to pay lenders mortgage insurance. Under the Scheme, eligible first home buyers can purchase a modest home with a deposit with as little as 5 per cent (lenders criteria also apply). This is because NHFIC guarantees to a participating lender up to 15 percent of the value of the property purchased that is financed by an eligible first home buyer’s home loan. Why ...because policy/procedure/personal requirements must come first. You could have found a fantastic rate online, but it will not be applicable to you or your circumstance. Let us look at an example - traditionally the lowest rates will be offered for the lowest risk, by that I mean that if you are borrowing a low loan to valuation ration of say sub 60% e.g. $250,000 against a $450,000 normal residential house as opposed to a 95% lend where you would borrow $427,500 against the same house you can provide full evidence of income (full Doc loan not Alt doc) been with the same employer for x years have stable employment and residential address have clean credit have good credit score have genuine savings can show strong affordability (income Verses expenses for past 3-6 months) will have low debt to income ratio property is in the right post code property now within x amount of metres of high voltage electricity property is in good repair property is standard (not too big or too small ...has general appeal) property report/valuation confirms clients estimate have enough money or can afford to borrow for the government duties then ... you might qualify for the great rate you found or heard about from a friend/neighbor/family ...but if there is a question mark about any of the above then the product or rate and funder might change as we make these discoveries together. So, I work together with my clients to understand their personal lending profile and then provide the choice of products and rates with the right policy fit behind them. 09.01.2022 There has been some recent headlines around cancellation of redraw limits by ME Bank. People who were in advance of their payments may have planned to use the redraw feature and withdraw that money at some time in the future. This option has now been deleted, unfortunately, without prior notification. The funder has the right to do this as it is normally written within the mortgage document/terms and conditions.... How I think of it is - let's say you borrow $400,000 over 30 years and agree to make the appropriate payments of X$. However you were able to pay more than required and elected to do this. What you have done is paid back the bank it's loan in advance IE the money you paid in extra is their money...you just paid it back earlier than required. The bank may have offered a feature of redraw but can cancel or change that at any time ...and this is what happened...without notice. Redraw is different form an offset. Both save you interest and therefore potentially time off your loan term allowing you to repay faster. However an offset account is a separate account and the money is yours...you haven't paid additional funds into the loan ...you have saved the funds into the offset account.
