As you can only apply for them once the construction starts, that means you will need to have you own savings/deposit to meet the lenders requirement to apply for finance and have your deposit ready by settlement. Unlike the FHOG which can be paid out at land settlement, the 2 building grants cannot be considered as part of your deposit for some lenders as it's not... already available for the settlement. Keep an eye out, will update when other lenders make their announcement towards how are they taking the grants into consideration. Bear in mind, if you are financially capacable, by making the same amount of repayment will help you reduce your loan a lot sooner! For example, When interest rate was 4% for loan $350,000, 30 year term, your monthly repayment was $1671. And now the interest rate is 2.8%, the monthly repayment is $1438. By keeping the same repayment at $1671, you're making additional repayment of $233 a month. That can possibly help you pay off up to 3 years earlier! *repayments paid ahead may be able for redraw when needed. *if you have a fixed rate loan, please watch out the additional repayment limit, as you pay over it will trigger a penalty.
