21.01.2022 Did you know you can now attend a property inspection for purchase or leasing purposes? Amongst other rules, the following is now permitted: For one agent and one prospective buyer/tenant, who may be accompanied by one other person from an existing household or an intimate partner and the prospective buyer or tenant’s children under 18 years old if there are no appropriate alternative care arrangements available.... A person can leave their home for a maximum of two hours to attend a prearranged private inspection of a property, each private inspection must be for a maximum of 15 minutes. The 5 km rule does not apply for private inspections, though it is not permitted to travel to regional Victoria to attend an inspection. If the homeowner is seeking to conduct an inspection of the site, this should be conducted remotely where possible. If the homeowner must attend the site to complete a final inspection prior to settlement, then they can attend the site by private appointment. Physical distancing must be maintained and face coverings must be worn. Are removalists able to work under Stage 4 restrictions? Yes. A removalist can be used to support vacating a property under Stage 4 restrictions. Can a person in Metro Melbourne travel to regional Victoria to inspect a property sale or lease by private appointment? No. You can only attend an inspection or auction for a house or property remotely. Can deliverables under a Section 32 or contract of sale be met under Stage 4 ‘Stay at Home’ restrictions? Yes. Deliverables under a Section 32 or contract of sale, including settlement obligations, bank valuations, building and pest inspections or final inspections, can be delivered under Stage 4 restrictions if the agreement was made prior to 11:59pm, Wednesday 5 August. It is now a legal requirement for owners of land where a swimming pool or spa is located to have safety barriers inspected and to lodge a certificate of barrier compliance with their council. Owners are also required to register their pool or spa with the relevant council. If a safety barrier is not compliant, it is the owner’s responsibility to ensure compliance....
