21.01.2022 We specialised in house and land packages. We deal with our preferred builders that are able to do changes to the floor plan. Which most project builders unable to do. Custom builders usually can do it but also with price tags. Not the case with our preferred builders. Sometimes our clients like to make changes to the plan either to change rooms or to extend the room or create a new room. ... If the client is looking to make this type of changes, what other agents are doing is making clients do the changes by drawing the changes with pen and scribbles. See the first picture with blue pen scribbles. We are experienced with drafting plans and we will tailor the changes according to what our client wants. Tell us of the changes you want in words and we will well captured the changes to the details in the drawing. Refer to the second picture with the red markings. This is what we do for our clients who are looking at making changes to their floor plan. Once our clients confirm that we covered all the detailed changes, we will then submit it to our builder for price estimation. Our point of difference is making sure that we get it right the first time with what our client wants before we send changes to the builder. This way we don’t waste time waiting for the builder to make changes then get our client confirmed the changes. Then have another changes if client is not satisfied. 19.01.2022 SQM Research has revealed the national residential rental vacancy rate recorded a decrease over the month from 2.1% in July to 2.0% in August 2020. The total number of vacancies Australia-wide is now at 69,971 vacant residential properties. This time last year, the national vacancy rate was slightly higher at 2.2%. All capital cities recorded declines in vacancy rates over the month except for Melbourne which again recorded an increase from 3.1% in July to 3.4% for August. T...here are now an extra 2,145 vacant properties in Melbourne as the stage 4 Covid-19 lockdown continues. Sydney currently still has the highest vacancy rate in the nation of 3.5%, having declined by 0.1% from July. Hobart’s vacancy rate is the lowest in the nation at 0.7%, with Canberra and Adelaide also recording low vacancy rates of 0.8% and 0.9% respectively. Some Capital City CBD locations have recorded vacancy rate declines over the month, with Sydney CBD dropping to 12.9%, down from its all-time high of 16.2% in May. Brisbane CBD’s vacancy rate decreased to 11.4% down from its high of 14.0% in June. However Melbourne’s CBD has increased to a new all-time high of 10.0%, up from 8.8% in July. Adelaide CBD has also increased from 7.6% in July to 8.4%. Perth CBD has remained stable over the month at 5.5%. Most regional locations recorded falls in rental vacancy rates, highlighting the ongoing shift away from inner suburban living into areas offering more room and distancing for occupiers. 19.01.2022 -? Once you have decided on your lender and loan type, we highly recommend you do a pre-approval. A pre-approval is an application for a home loan before you have found a property. These are sometimes called a conditional approval or home seeker loan. ... A pre-approval means you put in a full application based on: - - the price of a property you would ideally like to buy - the loan amount you would require - all the necessary supporting documents (pay slips, etc.) - a TO BE ADVISED address. The lender will then assess your application. It’s quite common for them to come back and ask extra questions surrounding the application and once they are satisfied with the application and happy to approve a loan they will give you a "conditional approval in writing. The pre-approval lasts for around 3-6 months depending on the lender. This is usually enough time to find a property you would like to buy. If you haven’t found a property by then the pre-approval will expire and you will need to re-apply but I would suggest not doing this until you are very serious about finding something because each time you apply and don’t use a loan the application is registered on your credit report. The advantages of pre-approvals are: - It gives you confidence that you are going to be approved once you find a property - You can show a real estate agent your pre-approval letter and they will then take your offers more seriously - You are a few days ahead of other potential buyers when your offer is accepted There is usually no charge for pre-approvals so they are a great way of ensuring your home loan would be approved and also a way of identifying any issues that may arise once you find a property to buy. 11.01.2022 SYDNEY WEEKEND AUCTIONS REMAIN STRONG This week, the combined capital city preliminary auction clearance rate improved across a higher volume of auctions. There were 1,163 homes taken to auction over the week, up on the 1,064 the week prior. Of the 837 results collected so far, 67.7% were reportedly successful, which was higher than last week’s preliminary figure of 64.7%. Later revising down to 60% at final collection.
