However, you need to be careful that comparing quotes on monetary value may in fact cost you more in the long run Some builders may not provide you with all expenses up front, and there are many items that may be inclusive with one builder and non-inclusive with another. It’s so important that you recognise what sort of variations may be ...affecting your quote. A big thing to look for include minimal $ amounts of PC allowances (an allowance for an item which may not have been selected yet or can’t be costed exactly), the cost of any variations, labour rates and the quality of materials you use. The good news is...this can all be avoided It is up to you as a home owner to do some research on selecting the right builder for you. The right builder should be working with you in the early stages to achieve a common goal...making sure you are sticking to your budget, understanding what’s included, what’s not, giving cost saving options for build ability along the way and providing a transparent building proposal at the end of it so that you are walking into your project knowing exactly what you are going to get. Client agreement form signed Works schedules sorted Site signage up There’s a huge amount of preliminary works that go into planning a renovation It’s up to you as the homeowner to do your homework on the builder you use. I suggest that you find a builder to collaborate with (that you like and trust) through the design process. By collaborating with a builder in the early stages you can make sure that your budget aligns with your build. Your builder can take the time needed to assess the existing property, get in the roof space to check the structure, run asbestos testing, drill into existing concrete if going two storey at point load locations to ensure slab thickness, (just to name a few) to give you an accurate price for the proposed works. Getting a cheap set of plans and shopping them out to multiple builders via email is NOT the way to go. This is how you get multiple prices that vary 50-100k between them Bit heavy for a Friday but we need to get the message out so ppl don’t get burnt. 06.01.2022 CONSTRUCTION // The Federal Government will give eligible Australians $25,000 to build or substantially renovate their homes, in an effort to boost demand in the construction sector and keep builders employed. Key take aways - recipients will need to spend at least $150,000 of their own money to be eligible... - New builds will be capped at $750,000, while renovations can cost anywhere between $150,000 and $750,000, but will only be subsidised if the house being altered is valued at less than $1.5 million. - The grants will be means-tested to exclude couples making more than $200,000 per year and individuals making more than $125,000 per year, while limits will also be placed on the value of the property the grants go towards.
