24.01.2022 Many customers of our Banks have Investment home loans that have interest only (IO) payments. Established in good faith that would see them through to an enjoyable retirement as a result of the implementation of excellent financial planning strategies as advised by their Financial Advisers. Circa August 2015, the Australian Prudential Regulation Authority (APRA) insisted Australian Banks make many changes to how they conducted their business. These included adopting 'respon...sible lending' practices and Banks having sufficient 'capital adequacy' provisions. Supported by all sections of the finance industry to ensure we have a strong and sustainable Banking sector. Unintended consequences of this include:- * Many bank customers have IO loans maturing in 2018 and their Bank will NOT renew the IO payment period. Why? (a) Based on current loan assessment metrics, post APRA directions, customers can't afford their IO payment loans....even though they have been repaying them for the past 10-15yrs without a hint of default. Result (i) At maturity of current IO term, loan repayments will automatically revert to Principle & Interest (PIF) - hang on....if a customer can't apparently afford an IO loan payment, how do you expect them to repay a PIF repayment? Voodoo economics.....forced selling of property / meeting the market, meaning property values (banks security) decreases in value. Higher Loan to Valuation Ratios (LVR's), Banks risk rating decrease...Hypothetical I know, but...... If you or you know of anyone forced by their Bank to make PIF repayments and they can't afford them, before you contemplate selling the property, please contact me to discuss your options.
