24.01.2022 Hi everyone Obviously one thing to talk about at the moment is how to handle your finances in the face of uncertainty. If you are worried about what the future holds, whether you will have enough funds should there be lock downs, whether your employment will last....and so on, it might be worth considering getting cash out from your property. How does it work? If you have equity in your home and you still have your jobs then you can release equity into your bank account as em...ergency funds. This could even sit in a mortgage offset account. Additionally, with rates dropping everywhere it might be a good time to refinance and release some equity at the same time. Would you feel more comfortable with 40k-50k sitting in your account for emergencies for the months ahead? There are many lenders that will accomodate this transaction ...and quickly. 21.01.2022 With interest rates at record lows and house prices coming down a little over the last few months, opportunities have opened up for first home buyers. I am seeing quite a lot of FHBs right now. I am matching their income to their goals in a low rate environment. Hope has risen for these entrants into the market. If they are not quite there yet, I sit with them and put a realistic plan in place. Some lenders have become more flexible of late...opening the door. 15.01.2022 Hi Everyone Do you know someone who has virtually no deposit but reasonable income who are looking to buy? This is possible with a security guarantee offered by a family member...mother, father, sibling There are some great products floating around in this space. The purchaser can borrow up to 107% of the purchase price with the help of a guarantor. What this means is they put virtually no cash down upfront. 13.01.2022 Hi All I Hope you are all going well! This has been a trying time for us all, lending included. For those of you who have been unaffected in terms of income it's pretty much business as usual. However for those of you in an affected industry it has been much more difficult. Just recently though I have gained access to a lender that looks at pre-covid income. So, for those who have their incomes reduced or stopped and are receiving Jobkeeper, there is hope. With the right surrounding circumstances this lender will consider your application even though you are currently not working or working minimally. If you or anyone you know is in this situation, please let me know. Also please share to those who are affected.

05.01.2022 Renters and the Government's First Home Buyer Deposit Scheme. In addition to my previous post on this scheme, I have a lender who will accept 3% savings in addition to paying rent on time through a real estate agency. We all know it is hard to save enough when renting but this is the best chance ever. Please share this post with anyone you know who is in this position!

04.01.2022 The Government's First Home Owners Deposit Scheme is starting on Feb 1. What doe this mean? Without getting too technical this will give those potential borrowers with only 5% of the purchase price saved the ability to buy without paying Lenders Mortgage Insurance. The Government will guarantee the other 15% which is required when no LMI is paid. This is fantastic news and offers the potential to save thousands in insurance (dead money paid to the insurer) Places for this sch...eme are limited and will be offered on a first in basis. 04.01.2022 Hi All Every week I look to look back and see if there is something to report on that may be worthwhile to potential borrowers. This week it is all about teachers, child care workers and emergency services employees. I have a couple of lenders who are very flexible in this space. For example if you are a casual teacher with greater than 3 months employment your income will be taken into account for servicing a mortgage. Many lenders won't look at this until you have 6-12 mont...hs under your belt, even then it may be difficult to get the full income to be accepted.
