25.01.2022 Testimonial Tuesday! Well Done Belinda Korpak

25.01.2022 Our favourite type of emails to start the day with!

25.01.2022 MANDATORY CONTACT TRACING Starting tomorrow mandatory contact registers are required for Home Opens This will mean that all prospective tenants need to scan our QR code on their SafeWA App or sign our register at our home opens!... The SafeWA App is very user friendly and quick to set up so we recommend downloading this now so you are ready to sign in at all your favourite venues around WA! Let’s do our bit to keep WA safe so that we can all enjoy a safe and happy festive season with our family and friends! Top Shelf Asset Management thanks you for keeping WA safe! Xxx

23.01.2022 REIWA President Damian Collins told Oliver Peterson the decision could cause a rental crisis. What theyre doing by saying no tenant can have their rent put up, no tenants can be evicted unless theyre particularly bad.. what theyre saying to landlords is dont invest, which they wont. Were going to turn a rent shortage into a rental crisis in 2021.

23.01.2022 As agents we have a duty to disclose any information considered to be a material fact which would include certain events that have happened in a home for sale or for lease. We find it effects some people and not others. Would you buy a stigmatised property?

22.01.2022 We are proud to be a registered collection point for Share the Dignity. They accept period products including pads, maternity pads, incontinence pads, new reusable pads, tampons, period-proof underwear and menstrual cups. They collect this variety of period products so everyone receives their preferred item and can be empowered to take control of her period, their way. All donations must be brand new, still sealed in their original packaging and must comply with Australian q...uality standards. They do this because no one should have to choose between a tampon and a meal. When you donate period products to Share The Dignity, youre donating to a charity that directly supports those in need. Youre giving someone experiencing homelessness or financial crisis the essentials, so they dont need to choose between food and dignity. The idea that people around the country are using socks or toilet paper instead of period products needs to change and we need your help. Next time youre doing your shopping, keep in mind: one for me, one for them. (Woolworths has many half price at the moment!) Drop in and say hi to us at the office and bring your donations!

22.01.2022 The buy and hold property investment strategy is probably the most common amongst Perth investors The key to this strategy is to purchase a property and hold onto it until you have seen enough capital growth to suit your original investing goal or until it turns into a positively geared investment providing you with passive income for retirement The property market goes through cycles that are hard to predict. Holding onto the property means you are more likely to achie...ve capital growth rather than trying to buy at the bottom and sell at the top. Your time in the market should help average out the property cycles Wouldnt it be nice to have a crystal ball ? What is your property investment strategy ?

21.01.2022 New Listing #bullcreek 3 1 1 Yesterday for a couple of hours we had a 0% vacancy rate! This is our only rental currently available & we are certain it won’t last long!... How you are finding the Perth rental market? Tell us below

21.01.2022 Get your morning brew from Myrtle Ivy tomorrow! #westleederville #perthcoffee

20.01.2022 Are you a Perth landlord? We need your help. It’s not too late for the McGowan Government to change their position, as we need to get investment confidence back, so investors bring the badly needed supply of rental properties back into the market. Without any change in the policy, it’s feared that a rental shortage will quickly turn into a rental crisis.... Join the campaign by writing to your local MP (details on how are in the comments!) Tell us below how the current legislation or the current rental market has been affecting you

20.01.2022 Its now August, which means Dry July for 2020 is done and dusted! We made it through Dry July! We want to say a huge thank you for supporting us throughout the challenge. Your support for our time off the booze is greatly appreciated and will make a massive difference to the lives of people affected by cancer in Australia. A comfier chair, a brighter waiting room, a lift to an appointment, or a complimentary massage; these are just some of the ways your fundraising will hel...p cancer patients and their families. Thank you for all your support and donations - we are super stoked we aced our #dryjuly fundraising target and raised a WHOPPING total of $1636.85 as part of #teamtsam WELL DONE TEAM Cheers Janet & Belinda and Team TSAM!

19.01.2022 World Tourism Day! Tourism is looking very different this year for everybody. We are very lucky in WA to be able to travel our beautiful state with very little restrictions #wanderoutyonder Tell us what you miss about international or interstate travel ... Feel free to post your favourite old travel pics below!

19.01.2022 A deliberate #latergram for #RUOKDay Fabulous initiative and reminder, but we think its important to keep the conversation going. As property managers we have a unique position where we are let into peoples homes and lives on a regular basis. Its important that we approach those situations with awareness and empathy.... A conversation can change a life. Kind curiosity opens up much more possibilities than judgement. We all could do with more checking in especially if it feels like we are sometimes there to check up on someone. So let us know if you want us to sit down for a cuppa at your next inspection!

19.01.2022 Property Manager by definition is Someone hired to oversee the daily operations of a real estate investment for a landlord. They play an integral role in the success of the investment because they have control over most aspects of the property and its tenant(s). Many people joke that not only are we property managers but part time lawyers, psychologists, carers, cleaners, tradies and my personal favourite private investigators! Gone are the days when we just collected the r...ent and organised to fix a leaky tap! Not any two days are the same and we wouldnt have it any other way. We get to help landlords create wealth and we get to help tenants create a happy home. #nationalpropertymanagersday

19.01.2022 Which one are you?

18.01.2022 Passive income is income that requires little or no effort to earn or maintain There are two main ways to generate passive income through property The rental income & capital growth ... We hope your Sunday sleep ins are bringing you closer to financial freedom

16.01.2022 Bull Creek is located 11kms south of the CBD & forms part of City of Melville It was home to the Wadjuk Beeliar tribe who used the wetlands as a summer source of fresh food & water. The area is referred to as Gabbiljee, the watery place at the end of the river Bull Creek has a mix of both public and private schools including being home to the very popular Rossmoyne Senior High School... Travel is easy with freeway access , bus services & it’s own train station Plenty of amenities including the the Bull Creek Stockland shopping centre & John Creaney Park With over 70% of homes owned by owner occupiers it makes rentals relatively scarce in the area Tell us what you love about Bull Creek

14.01.2022 A deliberate #latergram for #RUOKDay Fabulous initiative and reminder, but we think it’s important to keep the conversation going. As property managers we have a unique position where we are let into people’s homes and lives on a regular basis. It’s important that we approach those situations with awareness and empathy.... A conversation can change a life. Kind curiosity opens up much more possibilities than judgement. We all could do with more 'checking in' especially if it feels like we are sometimes there to 'check up on' someone. So let us know if you want us to sit down for a cuppa at your next inspection!

09.01.2022 Ongoing professional development is a big part of TSAM As licensed agents we must do 10 CPD points a year to keep up our registration but we dont believe in doing the training just for the points Being mobile agents we particularly love online learning Whether it be webinars, podcasts or audiobooks ... 09.01.2022 This long weekend has been hard for small businesses in Perth and Peel, and for many of them, the next four days won’t be much easier. I want to thank all WA bu...siness owners for their understanding. I know these measures are tough and disruptive - but we need to follow the health advice and do what is best for our community when it comes to dealing with this global pandemic. This week, let’s get behind them and buy local.

08.01.2022 Happy National Property Managers Day!

08.01.2022 We love our little spot in West Leederville As we manage properties both north and south of the river we chose to have Tsam HQ in a central location. Its opposite the train station and super easy access to the freeway We arent a traditional real estate agency with a receptionist at the shopfront & property management takes us out on the road most days. For that reason, we are open by appointment only ... BUT catch us on the mobile or online anytime!

07.01.2022 The State Government has extended the emergency period under the Residential Tenancies (COVID-19 Response) Act 2020 until 28 March 2021. This means that the existing laws, including the moratorium on rent increases and some termination of tenancies will stay in place until this date.

Shes never seen anything like it 40 peoplewere booked in to view the 3 properties we had open on the weekend 34 of those people attended the home opens which made for a busy Saturday!... 06.01.2022 Perths vacancy rate has dropped to a 12 year low 1.6%! We say that a 3% vacancy rate is considered normal which generally creates a good balance between supply and demand.
