24.01.2022 A little design built by Smith & Sons Carindale. Nice work! This was designed a little heavy duty for the size as it’s going to be the hanging garden next to the patio- giving privacy and a wall of green right at the entertaining area.

22.01.2022 We're seeing the possibility for grants for fairly significant renovations. If you're considering renovating or are in the process, it may be worth looking into and fairly quickly as I believe it's only available for a short time.

20.01.2022 'Impossible' carport approval- approved. Well almost, but the hard work is done. We got DA through first go with no redesign- Character design area first in the street well forward of other buildings, pre 1946 building, big stormwater main on an angle through the site, flooding- pretty much everything you could throw at it. Now it's just ticking a few more low risk boxes. Knowing the 'real life' implications of the rules means we can design to those rules, and we can advi...se if something is a higher risk of not getting approval and how to approach it. You're not just paying for a set of plans. Any monkey can do that. It's the experience and knowledge of the system that we bring to give you what you need to know up front, and to help keep renovating as simple as we possibly can.



20.01.2022 Biggest hack job ever? Someone has had a go at this poor little house, structural issues pretty much everywhere they touched, what you might not be able to see is the sag in bearers and joists and some of the connections. Luckily the new owner was pretty much aware of what needs to be done and is prepared to get it sorted within reason. ... I agree with doing what you can to save and get a result, just make sure you're getting the right advice along the way.

Having a gathering? ... - hot off the press- Now there is a clear defined area requirement per person as per social distancing requirements. It's early days so there are still questions but we have the basis for rules moving forward. If you need a 'check up' on your available area, what it means to be compliant and socially responsible and make sure you are in line with current requirements get in touch. If you know someone with an indoor public space for non essential events or looking to hire a space let them know that the requirements have just been upgraded and if they aren't absolutely aware of the requirements definantly make sure they get our details We're watching this space as closely as possible so we can help our current and previous clients stay compliant. 18.01.2022 'X' government department/ utilities/ etc said the sewer main was 'Y' distance from the boundary. So design to that. Firstly my rant. Why the actual heck are they telling people 'the sewer line is this distance from the boundary' when they don't actually know? GAH!!!!... When you order as constructed information for pipes (which you have to pay for, of course) many don't have dimensions- especially if they were built 50 years ago. They generally know approximate depths and approximate locations and most of the time the size of the pipe, but quite often their information doesn't say '1200mm from this boundary'. Instead, for what we pay we get an 'approximate' map which is generally good enough to design to, providing it's far enough away from anything that you can make allowance incase it's wrong. What happens if it's really wrong? Well- redesign, re engineer, re approve. The only way to know where the sewer lines are for sure is for someone to physically locate it. That is- either dig it up, or send a machine down it that sends a signal to the surface that can be picked up by a hand held machine. Since most people prefer to save on locating it up front we'll design to what we believe is the likely worst case. Though if it's really close and affecting the design- we will strongly reccomend locating the pipe so we know exactly what we're dealing with. It's the only sure way of knowing.

10.01.2022 Soooo we're designing a renovation in a suburb that can be tricky for approvals, in the same street as a job done a few years ago. When talking to the owner about the likelyhood of approvals I mentioned a house that's around 15 doors down on the same street where a similar design aspect had been done. I had no idea, but it turns out the house we designed is the talk of the street- I believe it set a new sales record. I haven't fact checked, but the message was the expect...ed value in the street should be a bit higher now. 10.01.2022 Yes, we're still working! There's plenty on the books at the moment- raise and enclose under, extensions, retaining walls, new homes, carports, decks, all sorts. And always looking for the next person we can help by keeping design, approval and renovation as simple as possible. Stay safe!

09.01.2022 We’re seeing the beginnings of the same, insurance actively taking interest in what is the lawful use of the property. Running a business from home? Storing chemicals not directly related to home use? Renting out spaces as short term rentals? That dodgy room or granny flat?... If insurance gets really nasty they might start asking people to prove that room or space underneath or that bathroom has been approved. In some cases that might be impossible to do!

08.01.2022 Lovely old home getting some attention- including parents retreat upstairs, new kitchen , bathroom with timber and clawfoot, while redesigning the internals to create a much more open light feeling throughout

08.01.2022 Lots of homes being raised at the moment, this one is another Pre 1946 looking for some extra space. Because it’s actually a good size already it really doesn’t need to be extended to make a nice family home. Internally this has to be one of the most original I’ve worked on for some time. Fitted with some modern conveniences sure but every room has the original horse hair ceiling roses throughout, vj walls and timber floors, and I’m so glad the owners are being faithful to the original feeling of the building. I’m really looking forward to completing the design on this one.
