14.01.2022 Today Travis and Leah chat about Bridging Finance. Bridging Loan/Finance covers the time between buying a new property and settling on the sale of your existing one. If you have sufficient equity or cash; it allows you to purchase the new property and keep your current property and loan until you sell. You are then charged interest on your current loan; plus the full funds you need to buy the next property.... It does mean that you can buy quickly and have some time to sell; also means the transaction of both houses doesn’t have to happen on the same day. It does mean you are holding the whole debt though. The banks do have buffers in the figures to allow for a reduce sale price; time on the market and other expenses that may occur. They allow for the what if’s and they won’t budget on these buffers. This means the equity and cash does need to be strong. Lender will give you the timeframe of 6 12 months to sell (they all have a different policy; and not all lenders do Bridging finance). Agents will sometime suggest/ask if you can do Bridging finance instead of making an offer subject to the sale of your property. Are you ready to buy your next house and don’t know where to start?
