24.01.2022 Mmnn~ let me get this right... One hand, you have all those commissions reviewing on banks and hammering down quite heavily since 2 years ago... On the other hand, you have felt the banks have tightened the lending policies too much nowadays. In the end, you are saying...... Hey banks, you have to manage the risks well, so people wont suffer from the changes, but I am still going to hammering you... good luck. Interesting.... wonder whoever made the call from the regulator, are they really know what they are doing.... what if they are wrong, do they have the responsibility for that?

24.01.2022 by Sarah Megginson AustralianBroker 20 Oct 2020 We're six months into the COVID-19 pandemic, and so far Australian property markets have weathered the economic storm quite well. The data shows that median property values are starting to slowly trend down, but we’re nowhere near experiencing the 10%, 20% or even 30% drops that some industry experts predicted. But are those price falls still to come? [ 1,483 more word ] http://treefinancegroup.com.au/six-months-in-how-are-house/

24.01.2022 How Melbourne house prices of 1997 compare to 2017 When a loveable bogan hit Australian big screens and asked hows the serenity? the story of a mans quest to keep his home was cemented as a cult classic. Michael Catons character in The Castle, Darryl Kerrigan, was not going to stand for the forced purchase of his home for a mere $70,000 but that was the going rate for a house in Broadmeadows, just south of the Kerrigan house, and then Melbournes cheapest suburb. http://treefinancegroup.com.au//how-melbourne-house-price/

24.01.2022 Tree Finance Group Pty Ltd/Johnson Lien 23/05/2019 The update from ANZ attributed reduced borrowing capacity to three factors: changes to HEM accounting for 60%, the servicing rate floor responsible for 30%, and income haircuts causing the remaining 10%. Mr Roger Ward, director of Champion Mortgage Brokers, certainly hit the nail on the head when he pointed out the assessment rate is only one of six lending standards that have contributed to current credit crunch. 18.01.2022 Keep eyes is not good enough, because it probably will happen, and could be even worse for those people who holding larger loans... A. Most of them may not be able to pass bank's servicing test today due to the BM rate and Living Exp figures have changed. Unless the borrowers have earned more income since. B. Among most of banks, servicing was calculated under 30 years loan term regardless numbers year of interest only clients had chosen back to few years ago. Today, however,... clients, who want to refinance or just extend the IO period, their servicing loan term would be shorter, which means the clients are most likely to fail the test. Whoever made the decision of those new restrictions in the first place, did they ask the actual loan writers/brokers (people who do this dayin & dayout) or did they just analyze through some numbers...... I wonder.... #interest_only #mortgage_stress

18.01.2022 How does renting out my home on Airbnb affect my capital gains tax? ABC News announced that the Tax Office will charge capital gains tax on principal residences if part of the property is let as an Airbnb. I have a query regarding my situation. 10.01.2022 The Australia air is now certainly much clear after Saturdays election. The uncertainty hanging over house prices because of Labor Partys plans to change negative gearing and capital gain tax is no longer the concerns. Melbourne and Sydney markets wont get back to where it was in terms of 10 per cent-plus growth because if you look at how the landscape has changed, weve seen a significant pull back of investor activity, according to realestate.com.au chief economist Nerida Conisbee told news.com.au [ 243 more words ] http://treefinancegroup.com.au//will-australia-property-m/

09.01.2022 Good Morning Have a great day !!!

08.01.2022 To home owners, who have mortgages, it is always good to see banks reduce their home loan rate. With latest rate drop announcement made by RBA. Four major banks in Australia are also following with some changes on different loan products. It is not surprised to see major banks adjusted their fixed rate loan products rather than their variable rate loan products since there is no much room in variable rate loan products to move. 07.01.2022 Not a bad article... Yet, one thing about the negative gearing part if Labour forms the Government: the major issues would be 1. The investors ' borrowing power will drop so they wont be able to borrow more to buy existing properties for investment purpose (unlikely they would not want to invest into existing properties because of no negative gearing). 2. If they are more investors able to get rid of their investment properties because of unable to hold the investments.... further price reductions could occurred..... #mortgage #real #estate #investment #negative #gearing #johnson_lien

04.01.2022 Why is this an issue? - first major made a move on owner occupied home loan rate outside RBA rate decision in the past 2 years. - other majors may follow as per history. - smaller lenders may even adjuste their rates freely with stronger excuses.... Again, they are good business men of maintaining profit growing target by making "difficult decisions". Do understand the board needs to be responsible to "all the investors/share holders", however, I was wondering, if all the "executives in the board" get pay cut and pass on to their clients, how much the rate could be reduced? #interestratehike #homeloan #refinance

01.01.2022 Victoria to turn to Tesla battery power in time for next summer Two large lithium-ion batteries will be built and connected to the grid in regional Victoria this year, giving the states west a significant renewable energy boost in time for next summer. The batteries, which will store solar and wind-generated energy, will be built near Ballarat and Kerang and will have a combined generation capacity of 55 MW and a combined energy storage of 80 megawatt-hours giving them more than half the power of South Australia's gigantic 100MW Tesla battery. http://treefinancegroup.com.au//victoria-to-turn-to-tesla/
