15.01.2022 On behalf of the private landlord, Trident Property Advisory would like to welcome 97 Edward Streets newest Tenant, Edward Street Dental (previously George Street Dental). Edward Street Dental outgrew their premises after acquiring another CBD dental practice and amalgamated both businesses into the same premises on an exclusive full floor that would be close to the largest CBD dental practice. Trident identified the value of existing fit-out to the Tenant, which was ultima...tely acquired by the Tenant, limiting all landlord capital costs required to secure them. This fit-out, and the ground floor signage, were the main drivers of the decision. In a leasing market effected by COVID-19, where the subdued leasing activity that is occurring regularly features incentives >40%, this lease transaction also featured an incentive well in favour of the Lessor, our client. Trident Property Advisory negotiated the Lease while the building was exchanging ownership, with the buildings incoming owner inheriting a building with a new 10 year Lease to a high quality covenant. 13.01.2022 Having identified the ability to reposition 488 Queen Street as a boutique commercial office offering within the Brisbane CBD Market in 2018, we are now pleased and proud of the work completed alongside Myers Ellyett, ATG Projects and our trusted client, Mineral Resources Lihir. For 30+ Years, Trident Property have advocated and witnessed the strong performance of boutique, high-end, smaller assets for our clients, so the repositioning of 488 Queen Street was a no-brainer. In... this instance, Trident Property Advisory were engaged by the client as Asset Managers, Facilities Managers, Project Coordinators, and, Superintendent. The vision and strategy to undertake these works were conceived following a survey of all of the occupants of the Building when Trident Property Advisory took over the management of the asset. We wanted to respond to the desire of the occupants to have a high-end EOTF along with the feedback that the A-Grade Finishes and views of the tower floors did not match the presentation of the Ground Floor. The challenge, as always, is to minimise valuable NLA sacrificed for an EOTF whilst delivering a solution capable of handling the day-to-day demand for a cost-effective solution. At 488 Queen Street, we managed to not lose any Car Parks, NLA or other revenue-creating area by reconfiguring existing amenities and an oversized cleaners cupboard. Our client and the occupants of the asset are overwhelmingly pleased with the construction works, but also the commercial results. Since 2018 to now (in the most recent lease deal), Trident Property Advisory have been able to drive a 31% increase in Face Rents achieved, and, more important for our cashflow focused clients, a 87% increase in Gross Effective Rents.

As an endorsement for the quality of advice and relationships fostered by Trident’s team, after concluding this Tenant’s previous 3 Leases, TPA were engaged again in a preferred agency capacity to seek Vostronet’s new office.
