24.01.2022 The demand in The Gap this year has been exceptional, with records being broken and multiple offers on many properties we have sold. We have a large cohort of buyers very keen to get into the market but are unable to find suitable properties. I am currently actively looking for properties to meet this demand. If you are thinking of selling, I would love to have a chat. If you are not interested in selling and would just like to be updated, I will bring a market report which w...ill detail for sale and recently sold properties in your immediate area as well as other interesting information such as area profile, demographics and growth statistics. By considering all of the above, I am able to provide you an informed opinion on the current value of your very substantial asset. i can also provide you with a plan and ideas on how to maintain the value of your asset so it will provide you with the best return going forward. If you have any questions, do not hesitate to contact me. Trish 0411 825 808 See more

24.01.2022 Great opportunity to share a bit of love
23.01.2022 None of the below perspectives are correct. Real estate is a professional and very regulated industry with many accountability laws. Our job is to communicate effectively to all parties while negotiating the highest possible price for the seller. Note to clients - When you receive a communication, ghosting is not cool. Thanks but no thanks is much cooler.
23.01.2022 Agency and Fees - I have spoken to many people recently with regard to real estate fees. I find it quite worrying that many people have been encouraged to sell privately in order to avoid real estate fees. My advice is to always get a professional opinion on the value of your home. Statistics show that not engaging with a professional to give you value always benefits the buyer, not the seller.
23.01.2022 Getting your best Sale Price in Spring. With the beautiful days and Jacarandas blooming as well as the extended hours of sunshine, people feel good in spring. When people feel good, they come outside to engage with the world and start to make plans to look for their next property. The increased level of competition often increases the sale price of your property. In order to use the increase in buyers to your advantage, there are things you can do to help you get that best pr...ice. Look at your home with fresh eyes When putting your property on the market, it is important to detach. Let go of thinking of the home as yours and get rid of anything that is too eccentric and unique. The idea is to make your home appealing to the widest audience possible. If you struggle with this, it can be a good idea to ask a friend or family member to walk through the house with you and point out things that might turn them off buying. This can help you make a few changes with the presentation that can suit potential buyers. If you are painting or decorating, opting for neutral colours is usually the best way to appeal to the most buyers. Clean and declutter To get rid of the musty smells of winter, it is important to open all windows and air your property, it is important that your property feels fresh and healthy with plenty of air circulation, so buyers feel welcome and comfortable. Declutter your home and clear some floor space to give your property the illusion of a more luxurious and roomy property. Because you have detached and moved on mentally, It is often a good idea to put some things in storage starting to move can help in the detachment process. Presentation Complete any minor repairs that need to be done before putting your property on the market. This could include minor paint touch-ups or changing some fixtures in your kitchen and bathroom to modernize. It is often a good idea to hire a stylist to come in and style your home before going on the market as this can often create the illusion of a more spacious and modern home. Pros and Cons of selling in Spring Because of the increase in energy and feelings of well being in Spring, properties that go on the market in Spring tend to sell faster and for more money. However, because of the number of properties on the market and the increase in buyers, it is more important than ever to make sure your property is presented to such a standard that it stands out. The time spent presenting your home in the best light is always returned with the best results.

17.01.2022 FAQ - When my agent tells me it's currently a sellers market, what does this mean? Answer - The demand for homes is greater than supply. This is happening right now in South East Queensland with record prices being achieved. Putting your home up for sale at this time is a great idea as the competition will get you the best possible price for your home. As always, this depend on your strategy and whether it is long or short term. if you are planning to sell in the near future, sooner rather than later is probably the best strategy. #thegap #Gapconomy #brisbanerealestate #thegapvillage #thegap4061 #thegaplocal #brisbanerealestate #propertyforsale

15.01.2022 I got a phone call last night from a person wanting advice on terminating a listing with a Real Estate Agent as she was going to sell to her neighbour. As an ag...ent, these things can happen, though I don't feel comfortable about it as I know the amount of work that would have been done, however, she had made her decision. The real kicker was that she also wanted to know if she could get out of paying her advertising bill. She had signed the sales appointment which included a marketing package which she had also signed.Through a technicality on the form, she had decided she was not liable. i asked her if she had understood the marketing that she had agreed to spend and she said yes. i asked if she knew what she was signing when she signed it and she said yes. i told her to pay the bill. It was real money that was spent on her behalf. Maneuvering out of agreements has become far too common and leaves everyone feeling bad. It is very important that we are absolutely clear about any agreements we enter into. If we take the time at the beginning we set ourselves up for much better outcomes. Despite everything these days being on a spectrum, sometimes there is still right and wrong. See more
