24.01.2022 KEEPING YOU INFORMED: RENTAL VACANCY RATES Vacancy rates in the Cairns rental market have been increasing over the last six months, but still indicate modest rental shortages relative to supply. The trend vacancy rate for houses stood at 2.6% in December 2013, while units recorded a trend vacancy rate of 2.8%. The market vacancy trend overall stood at 2.7%.... PROPERTY PRICES Higher property prices in some areas of Cairns are starting to filter throughto gentle increases in the median house price. The Cairns median house price trend stood at $369,700 in December 2013, which represents a 2.9% upward movement since December 2012. TOURISM Good airport passenger volumes at the domestic terminal during January 2014 have strengthened the growth trend already in place. There has been a 7.5% trend increase in the volume of passengers passing through the domestic terminal between January 2013 and January 2014.International terminal passenger volumes also strengthened in January 2014, and have reinstated a modestly rising trend. The airport passenger trend overall increased by 5.0% between January 2013 and January 2014. EMPLOYMENT The trend in the number of jobs being advertised in The Cairns Post has stabilised over the last five months, ending the decline that had previously been evident since May 2011. Meanwhile internet job ads for the Cairns and Far North region over the six months to January 2014 have reflected seasonal patterns, but have averaged 577 jobs available per week.

23.01.2022 News on the rental and sales market: Vacancy rates in the Cairns rental market continue to indicate shortages of rental housing relative to supply, though with a widening disparity between houses and units. The trend vacancy rate for houses reduced to 1.8% in April 2014, while units recorded a trend vacancy rate of 3.0%. The market vacancy trend overall remained at 2.4%. Rising property prices in most suburbs, combined with increasing turnover at the higher end of the market, are leading to increases in the Cairns median prices. The Cairns median house price trend stood at $379,300 in March 2014, which represents a 4.7% upward movement since March 2013. Meanwhile the more volatile median unit price trend stood at $199,700 in March 2014, up 0.3% since March 2013.

The trend vacancy rate for houses stood at 2.3% in Decemember 2013, while units recorded a trend vacancy rate of 2.5%. The market vacancy trend overall stood at 2.4%. Median residential rent levels in Cairns have increased over the last twelve months for most categories of housing as a result of the low level...s of rental availability. The weighted average median rent increased by $15 per week over the twelve months to December 2013, up from $355 to $370 per week for houses and $255 to $270 per week for units. N.B. A slowing of the economy and a decrease in demand for housing has created a once in a lifetime opportunity for buying solid investments in areas with strong growth drivers. There are fewer buyers in the market place and more properties available for sale, which means that properties are taking longer to sell and vendors ar...e dropping their prices in an attempt to move them on. TOP TIPS Locate the Demand: Research ABS data to locate suburbs/areas with a minimum of 2% population growth forecast, jobs growth, and infrastructure projects to match. You want to make sure your property is always in demand from renters. Locate short supply: Check with the local council to find out if there are more housing developments proposed for the area. Is there a restriction on supply coming through? You want short supply. Rental opportunities: Check with your property manager what type of property is in the most demand from that suburb? Is it housing or units? Is it 3-4 bed house or 1-2 bedroom unit? Vacancy periods: Ask agents how many days properties are vacant before tenants are found? Get information in writing to ensure veracity. Lower vacancy indicates short supply and potential for rental growth.
