24.01.2022 Buyers in NSW could be given the option to opt out of stamp duty and instead choose a smaller annual property tax, it was unveiled in the budget on Tuesday, with the government announcing it would begin a public consultation process on property tax reform. This proposed model would give buyers a choice to axe stamp duty at the point of purchase and choose an annual property charge instead, NSW Treasurer Dominic Perrottet said in his budget speech. 22.01.2022 What is a bank valuation? These are used to determine the Loan To Value Ratio in a home loan application and will impact the amount that a bank is willing to lend. Bank valuations are for mortgage purposes only. Say for example you own your own home, and now you're looking to buy an investment property using the equity in your home. The banks will send out a valuer to determine the value of your home, based on a number of factors, including the prices of comparable propert...ies in the area. Banks are usually very conservative with these valuations, as they want to protect themselves in incidences where: -The market may dip in value -The borrow might not be able to pay back the loan This means, that more often than not, the 'banks' value of your home is going to be less than the actual market value. 18.01.2022 A guarantor home loan allows family members or, in some cases, someone else who is close to you, to ‘guarantee’ a loan. This means they will be responsible for paying back the loan if you can’t. A guarantor usually has to offer equity (such as a percentage of their own home) as security for part or all of your mortgage. For a guarantor home loan you would borrow an amount from a bank and repay it, but the guarantor’s equity essentially acts as additional collateral should something go wrong, which means the bank could take possession of it if your guarantor also can’t meet the repayments. 05.01.2022 What is equity? Equity is the difference between the value of your property and the amount you still owe on your home loan. For example, if your property is worth $400,000 and you still owe $220,000 - your equity is $180,000 (however, not all of this will be usable equity). As your property continues to increase in value, and you continue to pay down the loan, your equity increases. You can then use this equity as a deposit to purchase your next property, however borrowing ...additional funds will depend on a number of factors, such as your income, other debt, living expenses etc. The fantastic thing about property equity, is that it allows home owners and investors to keep purchasing multiple investment properties, without having to save up a deposit for each one.
