22.01.2022 The media absolutely love adding mayonnaise to news stories! Instead of just accepting todays federal budget for what it is in the circumstances, it sounds m...uch more dramatic when described as the biggest deficit since World War 2. Ditto to that good-for-nothing phrase fiscal cliff. For those who dont know, the post WW2 era was one of the most prosperous in the history of mankind. The simple reason is that adversity creates a strong societal response. Most people dont sit around and wallow in misery. Most people choose to pursue success and accomplishment more than accepting failure and mediocrity. I know I do; dont you? This current health pandemic is already triggering a strong society response in the form of considerable financial support and stimulus packages. The figures from todays Federal Budget should surprise no one. The smart ones understand the cause, they acknowledge the umpteen positive initiatives which have already been implemented, and they focus on creating their own future opportunities. 13.01.2022 Who would like to know the 3 main elements on where specifically builders charge for extras and dont begrudge a building firm for them keeping their business profitable or charging you some substantial costs that you were not expecting OR you didnt understand your block of land parameters. Let me help from the beginning. Main 3 Items: 1. Extra Over Peiring beneath the Slab. This is where your builder will have a set amount of peiring Lineal Meterage in the allowed in tender ...pricing or fixed pricing of standard cost, then subsequently the drilling rig when on site needs to bore deeper than the original engineered stated soil report depth. They then, onsite look at the soil colour/type coming out of the ground whilst drilling and then the supervisor or drilling foreman says.... "drill deeper" and thats how it happens. Then these are measured at the end and calculated against the allowed amount (depth x diameter = Volume). Unless your onsite to check its hard to keep an eye on this... its human nature or error or just overdoing what is needed and then you are charged... However Screw peirs are the way to go as they are torque tensioned down, no wasted spoil, screwed in and capped to support the slab. try asking your builder about these.. 2. Dropped edge beams to the lower side of the edge of the concrete slab on the lower side of your land. (this is extending the step where the brick course is which is normally 176mm step down from the top of the slab to approx the existing ground level. this can be a major extra cost if you dont know what fall is in your land and you let the builder price your home up as if it was a level block. 3. Studio Upgrade items from their standard inclusion range fixed pricing. Emotions always set in for us buyers and it is your emotion that drives up your home price as we need to be real from the get go on a higher inclusion level if that is your REAL type of end cup of tea so to speak !. Instead of trying to make your price cheap to start with please make your choices earlier if all possible.This is where a project home can turn into a custom home and by lord you are paying the bill so be real on what look you like from the beginning.. if not ask a lot of questions. if the above helps get in touch as there is many more tips and help on detailed advice to help you along the way.
