21.01.2022 Sydney Houses on market in Jan 2021 were at 2015 levels whilst our city’s population increased by 1.2M. This supply vs demand along with low interest rates and an easing credit policy are petrol on an already firing property prices. I’m expecting a very interesting year ahead for #sydney

18.01.2022 A complaint I regularly hear is from new clients who would like to buy their next home using funds from the sale of their current home, but they are hesitant to sell because finding their new home is proving tough. If this situation sounds familiar, here’s a solution that can work for you. Step one is to get bridging finance- a loan specifically designed so you can buy your next home even though you haven’t sold your existing. A good broker can easily do your application for... you. Step two, is to find your dream home and when you do, have the contract settlement period increased from the standard forty-two days to fourteen weeks. Step three- sell your house. You’ve now have the time to sign on your preferred sales agent, prepare your property for sale and run a successful campaign, AND you can make sure your contract settlement date is a few weeks after the date your new home settles. Plenty of time to move house. Just remember to keep your intentions to yourself when buying and selling so they can’t be used against you in any of your negotiations! With a little planning, using this strategy means you can buy and sell simultaneously, without too much stress. I hope you’ve found that useful. I look forward to sharing another tip next week.

I count myself lucky to do something this rewarding and fun every day, and still call it work. They moved in and soon after were hit with some expensive special levies which their solicitor hadn’t mentioned from the strata review. You may have heard similar stories, about someone who bought a place and then found out about a serious issue afterwards. Today’s tip can potentially help you to find out about these issues, and save you a lot of... money and heartache- and it's simple to do. Before buying, chat to the neighbours! You can do this informally, maybe take your dog for walks around the street or building you’re thinking of buying, stop and chat to the locals. Or you can do some door knocking, or slip a friendly note in neighbours letterboxes. Use a simple opener question like, this seems like a great area, how have you found living here?- then the trick is to let them do all the talking. People love to share and be helpful and appear knowledgeable and with a little effort you can find out some critical insider information that might make the difference between you being very happy or very UNhappy with your purchase! 07.01.2022 Generally a property sale by private treaty in all states of Australia except WA allows for cooling off. This is a period of two to five days in which you can decide not to proceed with the purchase for any reason. It’s a different story when you’re purchasing property at an auction where there is no cooling off period. When the hammer falls, the sale is unconditional, because auction conditions allow this, and there will be a cooling off waiver included the contract. In NSW ...this is called a section 66w and it must be signed by your solicitor. Selling agents will also try and enforce a waiver in a hot market, which many buyers as well as solicitors and mortgage brokers are fearful of, but I want to tell you how a cooling off waiver can work for you. A property transaction is as nerve wracking and uncertain for sellers as it is for you the buyer. Sellers will routinely receive offers below their expectations, or with conditions attached such as subject to finance. Buyers will run hot one day and disappear the next because parting with a life changing sum of money is harder than it sounds, and sellers quickly learn that a sale isn’t guaranteed until the transaction is unconditional. This can all work to your favour if you are an organised and diligent buyer who moves quickly to ensure the property is problem free, has their finance in place, is confident the bank valuation will stack up, and is emotionally confident to buy. Submitting an offer to purchase accompanied by a signed contract, a deposit cheque AND a cooling off waiver will put you in a strong position because once the seller countersigns the contract the deal is unconditional and they can breathe a sigh of relief. Time and again I have seen sellers take a lower offer from my clients simply because we waived our cooling off and followed the above process- even if the property wasn’t for sale via auction. Sellers value certainty and you can benefit from that. By doing everything you can to have the confidence to waive your right to a cooling off can give you the advantage to move quickly and edge out your competitors for that place that you love.

People are reluctant to sell when times are uncertain and I’m seeing 40% less properties coming to market compared with January 2020. The on the cake is continued pressure from returning expat Aussies and wealthy foreig...ners who are looking to relocate and settle in #Australia permanently. 06.01.2022 Where should you buy property in 2021/2022? Here's my TOP picks for Sydney and beyond. In Sydney’s North I like houses in Newport and Avalon.... The beaches rail link and spit tunnel will be built which will reduce travel times leading to capital growth. In the East I like Kingsford, Coogee, Randwick. Students & backpackers are gone , landlords have been hurting so you can find some bargains. Houses in the beautiful suburbs of Kensington and Rosebery look undervalued too. South; look at Sans Souci, Oyster Bay and Como but get be quick asEastern suburbs buyers are already realising the value and buying up.. West: Ashfield, Summer Hill for units, Campsie and Croydon for houses. Great communities & transport there. Also, Westmead with the emerging $1b health precinct which will host 70,000 staff & students by 2036, plus the light rail linking up to the ferry, and Sydney West metro. Beyond Sydney: The Southern Highlands still has some growth left as does Newcastle. I like houses in Hobart’s 5km ring and think the QLD Sunshine Coast growth corridor is a safe bet too. Agree?
