25.01.2022 Exercising caution in a low-rate environment. "While rates are at record lows, deals are taking a prolonged time to get across the line, sometimes upwards of a couple of months, due to fairly strict lending compliance requirements". We are seeing many deals with accepted offers way above recommended price guides. However, these deals are falling through due to stricter lending and valuations coming in lower than what buyers think.... It's imperative in markets like we're seeing you stick to your strategy weather investor or first home buyer. Make sure you discuss with your mortgage broker for this. 02.01.2022 Well, what a start to 2021 The property market is roaring and all signs are pointing to a property boom like no other. Demand is out weighing supply. Low interest rates... (possibly heading further south to negative territory). Massive government infrastructure spending throughout all states. Home buyers & investors with more money in their pockets from lockdowns, limited travel and Government grants. The list goes on.... A recipe for a perfect storm! We have been active in markets recently. And we are seeing really strong demand with property’s selling above asking price before even reaching the market. In areas we are invested in, we’re seeing 0% vacancy rates. Exciting times ahead! Bring on 2021
