19.01.2022 A project where we identified the site; negotiations took six months, thanks to an agent who would only communicate via text message, benefitting our buyer to the tune of $50k below market value! The property was rented until the market aligned with the client finance capabilities. Knocking down the original dwelling, only when we had formal development finance and building six 2 bed 2 bath apartments on this block. The intent was to decrease enough debt to hold the apartments for approx.. 5years. The client has sold two apartments mid-COVID and refinanced the other four under residential lending, renting them out for above-market rates. Happy Client, Great medium-term hold option. 16.01.2022 Its great news that Perth is finally looking to link our train-lines together. Getting away from the requirement to venture all the way into Perth Station. This will eventually link up to the Fremantle line and create a circuit. Although the WAPC are trying to limit the amount of Urban sprawl, the Yanchep extension will be welcomed from the growing amount of families calling these areas home. Currently, there is a lot of debate about the new Bayswater station design. With an announcement due any day now. Stay tuned!
