22.01.2022 To be built on a property tucked away in the city of Cairns is this modern two storey home. The site is sloping which gives us a great opportunity for creative designing. The garage and master bedroom wing is located at the rear and the guest bedrooms are upstairs. The entry features a shallow pond with stepping stones as an extension of the pool AND there are high-level louvres to the living area, bi-folds and stacking doors throughout (with extra-wide openings). We've been working very closely with the client to meet their requirements and budget. ... All bedrooms, living areas, the verandah and pool in this linked pavilion-style home design lookout to the ocean. 18.01.2022 [ MAJOR RENOVATION ] This is a proposed renovation designed by us a while ago. It was an interesting project to work on because our clients absolutely loved the location of the home (beachfront) but disliked more than they liked about the existing house. Aspects they wanted to change included the lack of a dedicated laundry space, split floor levels, poor ventilation and natural light, small kitchen, no bench space or storage (just to name a few).... They had a very specific brief which outlined that they wanted extra floor area including an extension into the backyard for a new master bedroom with ensuite, craft room, internal renovations to existing, more indoor/ outdoor connectivity and a new shed. 11.01.2022 [ HOW MUCH WOULD YOU SPEND? ] We have a client at the moment who's renovating and their cabinetry cost is over $140,000! That being said, there is some BEAUTIFUL built-in cabinetry in the living areas, not just the kitchen. Houzz has an interesting article analysing some renovating statistics, check it out (link below)! The article mentions that the median spend on a new kitchen was around $20,000 in 2018.... Which areas would you focus the majority of your budget during a renovation? and how much of it would you put towards a new kitchen? We'd love to know.

09.01.2022 Here is just one of the facade options we offered our clients for a proposed carport, fence and sliding gate at the front of their property. This will be stage two after an extension to their outdoor living area. As part of this project, we also needed to submit an application to Powerlink for their approval to build in an easement under powerlines. Approved! Looking forward to seeing this completed, the gabion baskets and timber features will be stunning against some landscaping! They were looking for a little more functionality, bench space, storage and modern appliances. 02.01.2022 Im sure by now you have heard about the new HomeBuilder Government incentive program to assist the construction industry. HomeBuilder will provide eligible owner-occupiers with a grant of $25,000 to build a new home or substantially renovate an existing home where the contract is signed between 4 June 2020 and 31 December 2020. HomeBuilder is in addition to First Home Owner Grant programs, stamp duty concessions and other grant schemes, as well as the Commonwealths First H...ome Loan Deposit Scheme and First Home Super Saver Scheme. Some of the main criteria include: you meet one of the following two income caps: $125,000 per annum for an individual applicant based on your 2018-19 tax return or later; or $200,000 per annum for a couple based on both 2018-19 tax returns or later; you enter into a building contract between 4 June 2020 and 31 December 2020 to either: - build a new home as a principal place of residence, where the property value does not exceed $750,000; - or substantially renovate your existing home as a principal place of residence, where the renovation contract is between $150,000 and $750,000, and where the value of your existing property does not exceed $1.5 million; construction must commence within three months of the contract date While in many aspects I believe that this grant has missed the mark, the biggest one is the limited time frame. The process of planning a new home or renovation, plus getting builders quotes, plus arranging finance can take the best part of 6 months! So, if you have been thinking about building or renovating and you think you may be eligible for this grant, do not delay in getting in touch ASAP!

This extensive project included a house lift and a complete renovation downstairs (doubled floor area!) with minor renovations upstairs.
