25.01.2022 Are you building or renovating? New laws give you more building certification options. Certifiers play a critical role in the building process by making sure your builder has complied with the approved building plans and appropriate building standards.... The Queensland Government has recently introduced new laws to help strengthen the industry and increase consumer confidence in the certification process. From 1 October 2020, building owners can request additional inspections and related certification documents (costs apply) for all stages of the building work, not just the final stage. We have a number of clients that have engaged us to carry out inspections at various stages of their build, ie Frame stage; Fitout Stage and at Practical Completion stage. Building your dream home can be costly however inspections at various stages will provide you with peace of mind.

23.01.2022 Why choose us when there are plenty of other building inspectors that can do the job for less? What sets us apart from the rest of the competitors? These are good, and valid questions.... 20.01.2022 This is the plasterboard wall under a laundry cabinet. You can see clearly the mould growth which is a serious health hazard. 9 out of 10 handover reports include this as a defect, and I am always met with opposition from Builders who say it doesn't matter, and say to me "who looks down there anyway?"... Well, I do! Raw plasterboard is very porous and absorbs moisture and mould can thrive, particularly in a dark environment. Who has looked under the laundry tub recently?

20.01.2022 We are regularly asked from clients whether or not they can attend the building inspection. And the answer is a resounding YES! In fact, we strongly encourage our clients to attend the inspection. We want you to ask questions and raise any concerns about the property, its important to us that you have a good understanding of what youre buying. On the flipside however, it is not essential as the reports we issue are thorough, concise and easy to read .

19.01.2022 About to renovate? Homeowners, tradespeople and owner builders are urged to be aware of the hidden dangers of asbestos when renovating or carrying out mainten...ance on properties built before 1990. An estimated 4,000 Australians die annually from asbestos-related disease. You cant tell if a material contains asbestos just by looking at it, but if you think youll need to disturb or remove asbestos as part of your reno, you should get a sample of the material tested. 16.01.2022 Seek out the facts! ALWAYS Sometimes we are in a position of contradicting comments made to Buyers with regard to elements of a property. Instances have seen remarks about the quality of a build, suitability of materials, compliance of structures and even don’t worry about that comments.... We all have a role and scope of works to fulfil, and when our Clients receive false or misleading information about the property, we are compelled to step up and provide correct advice to all concerned, and remind all present that we are the qualified professionals in the room and this is the facts. Tip- Take unqualified advice with a grain of salt, always ask your Inspector for the facts.

16.01.2022 Wallabies are proud to announce their new sponsor! No further words required really.

14.01.2022 I promised Ned a day together, just him and I. We had it all planned out - a relaxing morning, bit of a walk and then pick up the kids from school but when an urgent call came in, our superhero capes were donned and we were off. We are now chilling at Lake Kurwongba before starting our job at 11. ... Its true what they say, when you love what you do, you never work a day in your life!

14.01.2022 Around 46% of buyers who had a home inspection have used their inspection report to lower the price of the home they were buying. Buyers and their brokers can use this information to save thousands of dollars by revising their offer, with issues like the water heater, or the roof, leading to the bigger price reductions!

14.01.2022 Be sure to check out our TOP 10 TIPS FOR SELLERS - from an Inspectors perspective. https://urbanbuildco.com.au/top-10-tips/

13.01.2022 Did you know that issues with the roof is something that comes up in a lot of building inspection reports and is more common in homes that are 10 or more years old. Most of the time, all that is needed are simple repairs like missing tiles, however, if there's been damage left unrepaired from over the years, there can be soft spots or structural damage, which can be expensive to fix!

13.01.2022 What type of building inspections are there and quite frankly do we need one? Over the next few days I’m going to be touching on the different types of building and pest inspections and the benefits of having them carried out. Firstly there is the Pre-Sale Inspection. ... The Subject to Building and Pest clause strikes fear into the Agent and Vendor and is like wearing a blindfold and crossing fingers hoping nothing negative comes back to bite. The main benefit of a Pre-Sale Building report is knowledge of what to expect when the potential Buyers Inspector attends. You will be a step ahead of them with no surprises. With this knowledge, you now have two solid options: 1. Repair- attend to the defects and mitigate the risk of negotiation. 2. Be Aware- no repairs, just be ready with actual quotes to repair and have a quantified value of potential negotiation on sale price.

12.01.2022 Buying and selling is a stressful time, and unexpected surprises will add to this stress for all concerned. Our advice is to prepare and be aware of what may come up in a Buyers Building Inspection report with one of two options: Repair- fix the defects before you list for sale. OR... Be Aware- dont fix, just procure written quotes from QBCC Licenced Contractors to repair the defects. Factor these figures into your asking price, with advice from your trusted Real Estate Agent, and ideally end up with a price you are happy with. This way you dont suffer disappointment and potential financial disadvantage from unexpected negotiation. For more information, we have listed the Top Ten Defects we find daily, all of which affect the Buyers view of the property. You can use this list to assess your own property, and if you need assistance or would like us to assess and report your property for all potential defects, contact us via our website http://www.urbanbuildco.com.au

11.01.2022 Five short reasons why Urbanbuild Co's reports differ from the others. And five good reasons why you should call us next time you need assistance. 1. Our reports contain the positive aspects of the property as well as the not-so-positive. We don't deliberately go looking for all the 'bad stuff'. 2. We provide solid tips for ongoing maintenance of your property. This is especially handy for the many Queenslander type houses within Brisbane and surrounds. ... 3. We provide a detailed explanation of why something is a defect, whether it be minor or major. 4. Our reports are as long as they need to be. We will not add in extra paragraphs with jargon that you potentially won't understand just for the sake of 'beefing it up'. 5. We take a lot of photos. Not all photos will make it to the report, however, for the ones that do we provide a detailed explanation for each one. See more

10.01.2022 Who are marketing strategists aligning you with? Thoughts?

09.01.2022 While a property may look picture-perfect from the outside, you never know what lurks behind the walls, OR in the ceiling, and you won't be 100% sure until you have a building inspection done. From major defects, safety concerns, and potential threats, a building inspection can point out any potential issues - which allows buyers to make an educated decision before continuing.

08.01.2022 Here is a flexi hose which is corroded and frayed. This has the potential to rupture and cause water damage throughout the entire house. Last year claims by one insurer exceeded $320M and that was just Landlord Insurance, not including Owner Occupied occurrences. It is vitally important that you get down and dirty and check under the vanity and kitchen sinks, toilet cisterns and replace corroded and frayed hoses before it's too late.

Expedite your sale time- with no back and forth on negotiating of price, who will complete the repairs and when. Defect free property is just what most Buyers want- nothing to do, just move in and enjoy!... Pen on paper faster with confidence. 07.01.2022 Buying a home is a major investment and life event, and having a building inspection carried out before the sale goes through can give you confidence in your purchase. A building inspection is the best way to avoid buyers' remorse in case there are any hidden issues lurking behind the walls - it also gives homeowners peace of mind that the home is safe when the inspection comes back clean!

06.01.2022 Just because a house is a new build, doesn't mean it's problem-free and can be bought without having a building inspection. An inspection on new construction will give you the benefit of an objective third-party looking over the property. It will give you a good idea of maintenance items to keep in mind, and it will also identify issues that need to be rectified by the builder prior to hand-over.

06.01.2022 Are you getting ready to sell your home? A pre-sale inspection allows sellers to identify and make any repairs before you put your property on the market! Not only will this make your home sell more quickly, and cuts down on the costs that are passed down to the buyer, but it also shows buyers that you are ready to make a sale and want it to go smoothly.

04.01.2022 Should you or should you not attend a home inspection? It may be tempting to leave things to the experts, but this is the perfect chance for you to ask us any niggling questions you might have. While we offer a full report on the condition of your home, nothing compares to being on-site to discuss any problems that we may come across! We recommend coming for the last 30minutes of the inspection; that way we arent hindered in our process.

03.01.2022 If you are in the market for a new home, a building inspection can be used as a negotiating tool during the buying process! Not only can you use it to possibly lower the price of the home if any major problems come up, but buyers are also able to ask the current homeowner to carry out the repairs prior to the sale proceeding.

03.01.2022 The number one thing on every homeowner's mind is safety! A building inspection ensures that the home you are considering buying is safe by taking a look at several things, including any structural issues. Anything from cracks in the wall, door frame, ceiling, and foundation - these are all things that can affect the integrity of a home and can only be determined by having an inspection done.

03.01.2022 These are just some of the things that we find in our inspections. Wouldn't you want to know about this before buying, or selling your property?

02.01.2022 Checking out the undercroft of a property! They say that those who love what they do, don't work a day in their life.

02.01.2022 We carry out our pre-sale inspections for many reasons. The most prominent reason is so that you, the owner, have an accurate written account of the buildings CURRENT condition. Any significant issue is one more reason for potential buyers to push the price down or potentially, deter them altogether so being ahead of the game is always where you want to be. Building issues can cost you thousands of dollars down the line, so we will always guide you as to our opinion if it...s worth it or not. Have you piqued your interest enough yet to have a pre-sale inspection done BEFORE you list your house? Trust us, its worth it.

02.01.2022 The Pre-Purchase Inspection!! The background to this inspection is for you, the buyer, to adequately understand the condition of the property to assist with your decision to buy, or otherwise. Most properties have items which may require attention, and other components which are notable and good practice. Our reports are thorough and easy to read but if you still have questions then we are only too happy to talk you through the report in more detail.

01.01.2022 Does your Building Inspector get into the roof void? We do. And you'd be amazed at what is found up there.

01.01.2022 We are often asked by Buyers How much to fix that?. Well, this puts us into a position where we will decline to provide a figure on any defects, for two main reasons: Compromises our impartial position in the transaction.... Our role is to provide a site assessment and written summary of the condition of the property, not to provide a formal or informal quote for any repairs we find (or dont find). In the event a dispute during negotiation occurs, we certainly do not want to be involved in this conversation where it could be stated that Our Building Inspector said it would cost this much, so adjust the price down to meet this and we have a deal. This is not our role at all. Formal quotes are recommended- every time. If we say it will be $100, then there is no guarantee that the QBCC Licenced Contractor you engage to repair has no obligation to honor the figure we have made up on the spot with no measuring, no details scope of works, and you will pay a figure which will vary from the on the spot number we provide. You should always engage QBCC Registered Contractors to quote and repair any works you request as this provides confidence that this Contractor is suitably qualified and licenced, and importantly, check the insurance is up to date. Furthermore, you should have some warranty or call back if the work requires a second visit to tighten some screws or fix an oversight. We always recommend booking your Building and Pest inspections as soon as possible so you can have time during the terms to read, re-read and show your trusted colleagues the report, and have time to not only consider the option, but also seek formal quotes to have any defects repaired, with time at the end of terms to negotiate if you choose. Time is everything, and currently the 7 days B&P clause accelerates your process and due diligence period.
