21.01.2022 Its always good to see projects that Urbanista has been involved with come to fruition. Ben Cowan as the lead Town Planner, sub consulting to Planning Initiatives for Serra Property Group negotiated the development approval with Brisbane City Council for the redevelopment of the 38 High Street, Toowong, right next to the Royal Excahange Hotel. It is a mixed use development, containing 12 levels of appartments above double height ground level retail / enteratinment tenancies, ...with basement car park access of Ebor Lane. 38 High Street, Toowng is now compleeted and selling well, as the project was well designed by LVO Arhcitects and the timing of its delivery was spot on for the inner west market. Here is a few construction photo's of the redevelopment of the former Booval Milk Depot, showing the new road construction for the master subdivision, including the retention of the feature Jacaranda tree's in the entrance median.

18.01.2022 It was hard work to resolve this tricky 1 into 3 lot subdivision approved on steep land backing onto the Western Freeway in Indooroopilly. 17.01.2022 Probably the most satisfying project Urbanista has been involved in as the lead Town Planner, sub consulting to Planning Initiatives for the Leukaemia Foundation Qld ‘ESA Village’ which includes 30 two and three bedroom fully furnished units within a multi-storey complex in Dutton Park, in Brisbane’s south. The village is built around a large grassed courtyard and is set among landscaped gardens. Covered walkways provide wheelchair access and link the comfortable, spacious and air-conditioned units.

16.01.2022 It was more than 15 years in the making. Since Ben Cowan from Urbanista was working in Council assessing and approving the first residential estates in the Brisbane City Council part of Rochedale as it redeveloped from farming land, through to subcontracting to Planning Initiatives as the lead Town Planner for the Rochedale Town Centre development and also the relocation of the Uniting Church to its new site along Rochedale Road. Finally what is now know as Rochedale Village opened last October to much fanfare, but we were to busy to post about it then. Good things comes to those who wait.

On this project in West End, we helped the owner of Westmont Accommodation increase their number of short term accommodation suits within the existing building. So now more visitors can experience the West End lifestyle and views to the CBD.

14.01.2022 Things keep on keeping on at Urbanista Town Planning even when working from home during the current pandemic. Last week on behalf of Manos Project, we prepared and lodged the Town Planning application to Ipswich City Council for Stage 2 of the former Jacaranda Milk Factory redevelopment being a 1,990sqm mixed medical and retail centre, comprising 10 tenancies over basement parking, but keeping 3 iconic Jacarada trees along the street frontage. 08.01.2022 Nothing is ever simple in Brisbane anymore. Sure it wasn't great news for our clients, when Brisbane City Council issued an emergency Heritage Listing on this house, well after they had gone unconditional on the purchase and We had lodged the Town Planning application to subdivide this 3,000sqm property into 6 lots. The clients had even already obtained a demolition approval from a Building Certifier a month earlier. But through some tough negotiations between two very aggreived parties, We were able to get there in the end, agreeing to retain and relocate the pre-1946 part of the existing house onto the front corner of the site and still achieve 6 lot subdivision. https://www.brisbanetimes.com.au//history-of-nudgee-bungal

08.01.2022 The show must go on. One of our biggest projects over the last couple of years, Urbanista as the lead Town Planner, sub consulting to Planning Initiatives for United Cinemas negotiated the development approval with Brisbane City Council for the redevelopment of the Eldorado Cinema at Indooroopilly for a mixed use development comprising a new multi (10 cinema) complex, compleete with outdoor cinema, indoor ten bin bowling, tavern, shops and restuarants underneath two residential / short term accomodation towers (20 and 17-storeys). 07.01.2022 If you own an older looking house in Brisbane or know someone who does and thought the Council did not have it listed for protection, think again. Brisbane City Council on the 7th December 2016, without notice, introduced a new Temporary Local Planning Instrument that now protects around 200 previously unprotected pre 1911 houses from demolition without a Counicl approval. As well as the usual inner city suspects the list includes houses in suburbs as far afield as Bald Hills, Wavell Heights, Hemmant, Sandgate and Rocklea. Check out the list below.

06.01.2022 Almost 15 years have past since Benjamin Cowan from Urbanista was an Executive Planner managing development in the historic Irish Town of Trim. Not much has changed since then and Trim remains largely preserved in its medi evil history. Great for tourists, archaeologists and retiree's. Not so great for those who undertake the long commute daily to Dublin for work and return home too tired to really enjoy the town the call home.
