23.01.2022 Design Tip - Avoid 900w ovens for small kitchens. 900w ovens are impractical for tiny spaces and take up a lot of valuable cupboard space. They also can limit the layout of your kitchen significantly. 600w ovens are best fit for the purpose in these circumstances and can allow for better design, especially if you want a wall oven stack. Most project home builders are offering 900w appliances to suit the current trends of today and to stay in line what other builders are offering. Avoid the temptation. A good kitchen design outweighs the 'bling' factor of a 900w oven.

21.01.2022 What is the difference between an Architect and a Building Designer? The difference between the two is an Architect has a degree in architecture where a building designer doesnt. Both can design a home but like any profession it all comes down to experience as to what level of service they can provide. Experience is important when it it comes to the design outcome and the budget of the project. For instance a person with 3 years experience will not have the expertise of deli...vering a high end $3 million dollar home in both design of floor plan and elevation. The major difference between the two is an architect has a broader range of projects they work on such as hotels, aged care, hospitals, commercial, bars and restaurants etc. A building designer will pro-dominantly work on housing and commercial projects only with the occasional bar and restaurant. Please note, a Building Design Consultant is not the same as a Building Designer. A Building Design Consultant is the new title for a sales consultant of project home builders, they are not building designers at all, in fact far from it. Hopefully this will help you out when considering who to use for your next build.

17.01.2022 Design Tip - Don't be afraid to reduce your toilet width from 900 to 800. When designing small houses 100mm can make a huge difference. Just be sure the length is not shorter than 1650. Anything shorter and you will literally be standing between the toilet and the wall just to shut the door. Lastly, a 720 door is best but a 620 is the standard for WC's and you definitely do not want an 820 door. 820 doors are way to big for the space as you will need to increase the length & width of the WC, so avoid them at all costs. Larger doors tend to make the WC look much smaller than what they actually are and gives the appearance that something doesn't look quite right. High end builders don't use 820 doors purely for this reason.

12.01.2022 Design Tip - When building a new home, a fridge recess with a width of 950 minimum is strongly recommended. A width of 950 allows you to purchase a larger fridge for a growing family in addition to having a much larger choice to choose from. A 900 width is a little on the small side and limits you in size. A width of 850 is way to small and should only be considered if it is for sole occupancy or a young couple who do not plan on raising a family in the home and purchasing a larger fridge later down the track is not really a big deal.



11.01.2022 If you are thinking of renovating any home and want to know how far forward you can build, be sure to check your front setback requirements. If you have a 6m setback, this is to be taken from your boundary line, not the street curb. I good indication of where your front boundary line is, line up your water meter with your power dome. If your water meter and power dome are on the same side as each other, then line it up with your neighbours water meter or power dome. Another good indicator is the location of your letterbox. This is not entirely reliable as home owners position these and are not always on the boundary. Power domes and water meters however are positioned and confirmed by the government and sit just behind your boundary line, hence why this is a stronger indication of where it is.

08.01.2022 Renovation Tip: If you are doing a small internal renovation that does not require drawings for shire submission and need to hire a tradesman, do not pay cash to get it done cheap (unless they are immediate family or very good friend). If anything was to go wrong after installation, the tradesman you used will more than likely ignore your calls and texts or simply not show up when they said they will. Since you paid cash and there is no record of the job they are not required to come back and fix it. The last thing you want to do is pay for another tradesmen to come out and fix a problem. Doing this will cost you much more than the original 'non cash' quote.

03.01.2022 If you own a corner block, be mindful that you cannot build anything on the side boundary that faces the street like you can for the side boundary you share with a neighbour. Corner blocks have a minimum 1.5m setback and cannot have any structure within that setback as per the R-Codes.

03.01.2022 If you are thinking about building, just be aware that some project home builders are outsourcing design and drafting. It leads to poor design, construction knowledge (as well as Australian Standards) and poor overall presentation of your plans. Unfortunately most of these issues don't come to light until you start construction which creates a headache for you as the client. Just remember that the cheapest price is not always a good thing because of these factors. Chances are you are compromising price for quality. It makes me wonder if you asked a sales rep if they outsource their plans, will you get an honest answer?

It is written by a local award winning Perth builder I do work for and is a great read for anybody who wants to, or is considering a project of this magnitude. Trust me it is so worth it. It will prepare you for what to expect no matter how small or big the build. Even if it is a simple bathroom renovation, there are plenty of tips and tricks to help you with a smooth build.
