25.01.2022 Where would we be without our pets? During the recent lockdown, walking my dogs with my family has been the best part of my day. Animals are always there for you, they bring immense enjoyment and even though they cant understand you, we never stop looking to them for comfort and companionship.
25.01.2022 You need to be able to read and understand your building plans. If you can't, it's a good idea to enlist the help of someone who can. You’d be amazed at how many people would not admit that they don't understand a plan. Many critical areas of a renovation depend on the plans and if not understood can cause real issue during construction. You need an expert who will explain how the plans should be interpreted, clarify the finer details and make sure all your needs are catered for in the renovation.

Which i...s why we're committed to regular updates here on our Facebook page to help you on your renovation planning journey. We want you to save time and money on your reno. See more
25.01.2022 Make sure you build or renovate so your house doesnt leak air like a sieve. A good tight house with controlled air leakage will reduce your energy costs and increase the quality of your air. But how do we determine the best level of air leakage? You can have a blower door test done on your home when its being constructed/renovated (or occupied) to make sure you are getting enough air to be comfortable but not too much air that will adversely impact on your airconditionin...g or heating. Let me know if you need more info, or take a look here: www.attsa.com.au
24.01.2022 Is your home becoming too small for your growing needs? Do you have the space to extend? Extensions require a significant level of planning because you need to merge the old and new so the extension does not look like an afterthought. ... You need a mate to discuss feasibility and sort out your initial plans, so that drafting, certification and engineering all match up. Give us a call to see how we can help. John: 0452 458 923
24.01.2022 When you do a renovation, more often than not you will be removing part of the structure. This can often be windows, walls, doors, floors and fittings. So often, I see wonderful 300 year old timber wall studs that have been in the house for 60 years, very structurally strong, thrown in a skip and replaced by twisted fresh pine studs. We should consider re-using the studs in other applications around the home such as screens, landscaping or even handrails. The industry has (...for many years) frowned on the use of recycled materials in building, however consider this... We pay to have it pulled out, we pay to have it thrown away, we pay to have a replacement provided (usually an inferior product) and we pay to have it installed. Doesn't make a lot of sense!
24.01.2022 Are you considering a renovation? Well, remember that however you choose to change the house, planning is the essential ingredient. Getting the design right, keeping it within your budget and living to tell the tale, requires a high degree of planning right from the start. ... A lack of knowledge, experience and time can often cause the project to be deferred, or worse still, end up with a less than satisfactory result. The good news is that this is where we add the most value. Why not engage us to do what we do best? Contact us now to chat to a mate about your reno ideas and feasibility. 22.01.2022 It's warming up but not too hot (yet), so now's the time to let some sun into your home. It raises your spirits, and with all the challenges that 2020 has brought us, I'm sure we could all use it! You won't want to do this when Summer arrives, so enjoy it now!
21.01.2022 This is so terrible that it's funny!
20.01.2022 In any reno, LABOUR is one of the biggest costs. The more detailed the design, the more planning time required to make sure all the labour-intensive details are well considered. No double handling. Changing roof lines or building up are complex and time consuming. This is not the place to skimp. As the old saying goes, if you think hiring a professional is expensive, try hiring an amateur. To be fair to builders, when we call one in to get a price on an idea, were really ...asking them how long is a piece of string? Unless they know exactly what you want and what you want it built out of, they really cant give you an accurate price even though we push them to do so. The bottom line? Fail to plan and you are planning to fail. We are there if you need us. (preferably before you get into trouble, not after!)
20.01.2022 We love our renovation! The collaborative and practical design input by Urrenomate created a layout that suits our family’s needs perfectly. The efficiency of the planning and pre-construction preparation by Urrenomate meant building with Ready Construction was smooth and constant. We had all the big ticket decisions made before we started building which meant we stayed within our budget, but retained the flexibility to make some minor cosmetic decisions along the way. Thanks to all. From Celeste and Trevor - The Gap Ready Constructions Pty Ltd
19.01.2022 As a non-Italian speaker, I couldnt read the Italian instructions that came with my new oven. The pictures *sort of* helped but it was really hard to get the overall idea and figure out how it worked. There was a lot of uncertainty. I needed an instruction manual in a language I understand so I contacted the retailer to get it sorted. Why then, when it comes to building plans, do we all feel we should be able to understand detailed drawings and specifications and never admi...t we cant? Youd be amazed at how many people would not admit to me that they are "plan blind" when I ask them if they can read a plan. Many critical areas of a renovation depend on the plans and if not understood can cause real issues during construction. If you need an expert to interpret the jargon, approve the design and control the costs - get one. Its worth it. - John
19.01.2022 Yep, forever. This one is certainly for the older generations!
19.01.2022 The 80/20 rule tells us that 20% of the issues create 80% of the discomfort. What would it take for you to love to come home to your house? Perhaps start by listing those things that you dont love. Find a few things that are a simple fix, and make those changes now. A few small changes make a world of difference, and help you manage until you feel ready to renovate.
19.01.2022 I'm not the best golfer, but I do enjoy it!

19.01.2022 If you're keen to renovate but like this couple, don't know the first thing about starting a home reno, read this... "We had ideas, but as reno newbies we didn’t know if it was possible or advisable. With his experience as both an architect and a builder, John was able to guide us through the process advising on what could and even should be done to maximize the comfort of the home. MH & KH (THE GAP, QLD) Perhaps John can help you navigate the renovation scene with confidence.
18.01.2022 Hi folks, its John here. As you surely know, kitchens are an integral part of the Queensland lifestyle. Here in Brisbane, we see lots of families upgrading their kitchens to better suit their needs - a growing family, more entertaining space, improved functionality. Doing a kitchen reno often presents an opportunity to open up the kitchen to the outdoor living area, which we Queenslanders really LOVE when the weather warms back up. So I wanted to share what some of my cl...ients in The Gap had to say about their kitchen reno: John planned and advised on our recent kitchen renovation and his input was invaluable. John completely re-thought our plans and the results were spectacular!! We could not be happier with our kitchen. John has vast experience in his field, has an eye for detail, a real passion for his job and is also a top bloke. Cannot recommend him highly enough. CD & GD (THE GAP, QLD)
18.01.2022 For the dog lovers!
18.01.2022 Contrary to popular belief, its so much easier to get it right when doing a reno, than it is to get it wrong. The trick is to PLAN. When you plan ahead, you alleviate the stress caused by communication challenges, budget surprises and timelines throughout the building process. You deserve to feel confident that your reno will be smooth and go to plan throughout the whole journey.
17.01.2022 At Ur Renomate, we offer renovation planning to take the stress out of your home reno. Simply put, we plan and manage all of the necessary steps before the construction starts to ensure the builder delivers a successful renovation for you. 17.01.2022 It'll be November soon, and Winter feels like a distant memory. It's time to get creative about ways to keep your house cool, so here's a quick tip for you. If you have a two-storey home with stairs, your stairs can be used as a chimney to move hot air upstairs and get it out. It's important to make sure the air going up the stairs has a way out as soon as possible. An operable vent in the ceiling of your stair well will allow the rising hot air to exit into the roof in Summ...er and escape through the roof vents. I hope these little pointers help. Call me if you want to get it right. John
17.01.2022 Now that our own home reno is finished, I'd really like to establish a bee colony in our backyard. The kids will love it, and it would be great to produce our own honey! Are there any bee experts out there who have some hot tips for me?
16.01.2022 When spending money on a reno, its important that you plan around your familys needs and your budget. Using his experience to combine these 2 elements John will work with you to keep them both in perspective throughout the planning.
16.01.2022 Value for money Budget Getting the right builder How long it will take Quality ... Design These things are all important if you're doing a home reno. John is often called to help Brisbane based couples who are planning to undertake a reno. They call on him so that they have the confidence that all of these elements have been considered and won't be forgotten.
16.01.2022 This is so terrible it just might be funny.
16.01.2022 Your home has become too small for your growing needs. The kids are getting bigger and need their own space, and you have more things to store. It's possible to expand, and to merge the old and new but you don't want your extension to look like an afterthought! This requires a certain level of planning. The right knowledge, experience, time and effort will ensure this big project is a success. Call us to see how we can help. ... John: 0452 458 923
15.01.2022 Hi everyone, Now that it's nice and warm, consider these tips to keep our homes cool in the heat. Windows are the big holes in the insulation. Windows need shading above them if they are facing the North, and shading above and in front of them if they are facing East or West.... Remember in two storey homes, ground floor windows are often fully exposed to hot Summer sun with no shading. Allow for hoods or similar. Windows should be capable of opening as much of their glass area as possible to allow passive cooling in the Summer evenings. Hope these little pointers help. Call me if you want to get it right. John "The House Whisperer" 0452 458 923
14.01.2022 Even the simplest renovations can be complicated, you've seen what happens to those couples in some of those renovation TV shows! For the rest of us, getting it right can be stressful, time consuming and very expensive. That's where Ur Renomate comes in. While we can’t prevent the occasional surprise, John can certainly help you avoid the big ones! You know the kind we're talking about... they blow the reno budget right out! During your reno we want you to have confidence,... more fun, less fear and more excitement. You deserve it. John "The House Whisperer" 0452 458 923
14.01.2022 John built this deck himself... While renovating your home improves the comfort and space for your family, it's the final touches that are so important. John has created and built this 'secret garden' for the front of his house giving privacy from the road, a lovely entry and a great beer garden for summer!
14.01.2022 What you do on the outside of your house with plants and trees can protect your windows from those cold winter breezes. When Summer comes around, the same can be achieved for protection from the hot summer sun and channelling those cooling summer breezes into the house. We do this with dense foliage plants/trees, outside your windows. Take a look outside, are you using plants and trees to help maximise the comfort of your home? And if youre planning a reno, this becomes even more important. You have the power to direct the air to your benefit and comfort.
14.01.2022 Ensuring your renovation is a success is our main focus, so receiving feedback like this is always warmly welcome! It helps us know we've achieved our goal, and we've played our part in a job well done! "We are so thankful we connected with John and his invaluable services. He took the time to understand us and how we want to live in our home. Logistically, he is helping us to maintain momentum, connect us with professionals and make sense of everything! John and his team offer a unique service which helps you save time, money and unnecessary angst. BK & JK (THE GAP, QLD)
13.01.2022 For the first time since airconditioning was introduced, a large percentage of the population are working from their homes instead of the office. When we're not at the office, we're not in a climate controlled environment and we're about to find out what it's like to work in a hot house in the middle of Summer. Now is the time to explore how you can reduce your airconditioning bills this Summer by maximising natural ventilation, shading and air flow. Let nature cool your hom...e as much as possible, you'll save money and take better care of the planet! As energy experts, we can help. John
12.01.2022 How did the name UR Renomate come about? Most people dont know how to start or finish a renovation. So many people were coming to John saying that they wanted to do a reno, and didnt know where to start, or whether what they wanted to do could actually be achieved. Theyd spoken to a builder, perhaps, and got advice, which was really all about getting it done, rather than getting it right. They needed a mate who was an independent expert in design, construction and ener...gy that would help them through the planning stage of a reno. And hey presto! Ur Renomate was born.
12.01.2022 There are two schools of thought with roofs. # 1. Seal them up and insulate heavily and to control the temperature up there # 2. Vent them very well and clean out the hot air as quickly as possible. ... Both work, but are subject to where you live because the humidity and heat loads vary from climate to climate. The secret is good insulation, well installed and adequately rated to do the job. Ceiling insulation should be laid between the ceiling joists and fitted tightly. Gaps or loose fitting will mean heat can invade or escape. DONT compress insulation as you will squeeze the still air from the insulation and lessens its effectiveness. These are just some of the basic considerations we include when planning your reno and delivering the highest level of comfort. Call me if you want to get it right. John
12.01.2022 The great thing about a renovation is that you get exactly what you want. The bigger kitchen you dream of. Living spaces that suit your family needs. A better bathroom layout. ... More space. With a renovation, you design your new spaces, you decide where your doors and windows will go, you pick the flooring and cladding you want. In short, you get it the way you want it.
11.01.2022 Windows & glass doors account for more heat loss/gain than any other element in the home. Glass, while great for introducing light and views, does little else to help. The more glass in your house, the bigger the heat transfer in and out. Glass is effectively a super highway for energy. Approximately 85% of the suns energy moves through standard glass uninhibited. Once it enters your home it gets absorbed by furniture, walls, floors, humans etc and becomes heat. While this is beneficial in Winter, its a nightmare in Summer. Having your windows well sized, well positioned, and open to the Northern sun in Winter (but not in Summer) is an essential design criteria.
10.01.2022 Renovation tips that can save you a lot of money. Are you planning to renovate your home but aren’t getting a clear vision of what you want it to become? If you’re just starting or currently planning, this video is a must-watch. We shared this video last year but it's worth sharing again. John discusses with Kathleen Luck (please tag https://www.facebook.com/kathleenluck.realestate) the critical steps in planning and undertaking a renovation. ... Team Loyle are a really great real estate agency, doing fantastic work.
09.01.2022 With experience comes trust. When it comes to building new or renovation, John has been there, done that. Hes probably got the t-shirt too. Lately John has been engaged to provide advice not only on renovations, but on new homes as well. People want to be confident that their home will be comfortable, energy efficient and low maintenance.
06.01.2022 Many of our clients are in The Gap and surrounding suburbs, so if you know anyone in the area considering a reno or planning to renovate in the future please invite them to like our page! It's our mission to ensure that Brisbane families plan their renos well to ensure that the experience is as smooth as it can be. Please remember, when it comes to home renovations, the more you plan, the smoother the journey. As we always say, Fail to plan. Plan to fail.
06.01.2022 To make the most out of your outdoors areas in the cooler months, make sure your outdoor living areas are located on the north side of your home - accessed from the lounge, kitchen, dining and other daytime spaces.
06.01.2022 The majority of builders are professional craftspersons who only want to get it right. The industry has suffered fools and charlatans, as all industries do. However, it’s fair to say that when you talk about getting a builder, it evokes comments like, you’ll be ripped off or they are all crooks. This is really a fault of the system. The industry has taught people to chase the lowest price, forcing the builder to exploit all avenues to reduce their price and win the work. T...hey call it a race to the bottom. Where much of the confusions starts is in assumptions made by the builders in the absence of good documents and a well thought through schedule of fittings and finishes. This often means the lowest budgeted allowance for tiles, taps, appliance etc to give themselves a chance to win the job. In a competitive price situation, everyone assumes the other tenderer is going to put on the lowest costs. So the best and fairest way to approach this is to have a professional set of documents, and an extensive list of all the fittings you want because you have taken the time to select them and a good idea of what you want in the home. If, like most people, you don’t have that level of knowledge allow us to direct and teach you to get everything ready up front. Then sit back and look forward to an easy and enjoyable trip through the life of your renovation. At Ur Renomate, we’ll make sure it’s right.
06.01.2022 Did you know that... 1. Floor tiles need to be certified slip resistant to avoid accidents 2. Floor tiles on a concrete slab (as opposed to carpet, timber etc) naturally absorb heat in the Summer and release heat in the winter... Ur renomate knows.
05.01.2022 When considering a renovation, many folks are turned off by the sheer volume of unknown elements that go into a reno. Some of the fears and worries Ive heard from folks over the years are listed below. - How much will it cost? - We dont know what we dont know - How do we avoid a poor builder?... - How much time will it take? - How can we ensure the quality of the product at the end? - Compliance - who signs off? - How do we create a good design? - We want champagne with beer budget - How much will this disrupt the kids? These are just some of the things that make renos more difficult than they need to be. So if youre not feeling confident, its a great idea to get some help and information from someone who can explain things to you, so that you feel more confident about taking on a home reno.
05.01.2022 Sometimes a complete reno isn't necessary, but you can't see an alternative solution. An experienced set of eyes may find an alternative that will reconfigure your house with minor modifications and get you to where you need to be. That's the advantage of understanding the relationship between design and building. Give John a call so we can arrange a time to come and have a look at your home and discuss your options. ... 0452 458 923

05.01.2022 A very common first thought when considering a home reno is well get a builder to give us a ballpark cost estimate." Its too early!! Youre probably not sure what you want to do yet. You are looking for ideas and direction. But you dont have drawings AND havent chosen any materials. So, how on earth is a builder going to give you an accurate and fair price? Dont rely on a per square metre quote from a drawing on a brown paper bag to establish your budget. ... It just is NOT possible for a builder to give an accurate price at this stage, and its an unrealistic expectation on our part. Quotes are complex and time consuming. Builders need to consider the size & scope of the project, materials, site location & condition, design and labour costs. Do yourself a favour and talk to us first. We have the expertise to design and plan your renovation from concept through to quote, tendering and builder selection. Its well worth the investment. The result will be an accurate price, virtually no construction variations and happy builders who are left do what they do best... build! Contact us now. 04.01.2022 Wow! The market is busy. Were currently waiting on one last quote from our panel of builders to present to the client, and well be signing a contract and then full steam ahead on this reno!
04.01.2022 For all the advantages that electronic meetings have, theres nothing like having a face-to-face with friends. John is looking forward to enjoying a glass of wine in the company of others again, hopefully soon.
03.01.2022 If you are hoping to qualify for and receive the $25k renovation grant from the government, you will need to move quickly. My understanding of the grant is that there are some criteria you need to meet. Things like; - Income threshold $200k combined or less - Reno cost - $150k - $750k (max house value $1.5mil)... - You need a contract by end of 2020 - Must start within 3 months from contract date (eg start in March if you squeeze in by December) With the market getting busier, builders will be in high demand. Act quickly - first in, best dressed. We can help you expedite your reno plans to maximise your chance of qualifying for the grant. Call John on 0452 458 923
03.01.2022 How do you know that your new or renovated home will be energy efficient and comfortable to live in? Lately, John has been helping both areas of the market by advising, auditing and checking that the homes wont cost a fortune to keep warm in Winter and cool in Summer, when theyre finished... you deserve it!
03.01.2022 The Federal Governments Home Builder Grant was introduced in June 2020. $25,000 available if you met the criteria. Great.. or was it? The reaction in the industry was instant. People immediately included the $25,000 in their budget, not a good decision The industry accelerated to supersonic speed, always alarming... Builders were immediately under siege to get it signed by December 31st. Not geared up for this. Details and designs rushed in pursuit of the golden egg. Poor planning Prices increases by at least $25k. Not unexpected Many believed they lost $25,000 if they missed the cut off. It is a bonus and the $15,000 now on offer is also a bonus. Stick to your original plan and timetable. If you don’t qualify you are no worst off than you were before the grant. Image credit: Your Neighbourhood
