You’d be amazed at how many people would not admit that they don't understand a plan. Many critical areas of a renovation depend on the plans and if not understood can cause real issue during construction. A good tight house with controlled air leakage will reduce your energy costs and increase the quality of your air. But how do we determine the best level of air leakage? You can have a blower door test done on your home when its being constructed/renovated (or occupied) to make sure you are getting enough air to be comfortable but not too much air that will adversely impact on your airconditionin...g or heating. 24.01.2022 When you do a renovation, more often than not you will be removing part of the structure. This can often be windows, walls, doors, floors and fittings. So often, I see wonderful 300 year old timber wall studs that have been in the house for 60 years, very structurally strong, thrown in a skip and replaced by twisted fresh pine studs. We should consider re-using the studs in other applications around the home such as screens, landscaping or even handrails. The industry has (...for many years) frowned on the use of recycled materials in building, however consider this... We pay to have it pulled out, we pay to have it thrown away, we pay to have a replacement provided (usually an inferior product) and we pay to have it installed. Doesn't make a lot of sense!

20.01.2022 In any reno, LABOUR is one of the biggest costs. The more detailed the design, the more planning time required to make sure all the labour-intensive details are well considered. No double handling. Changing roof lines or building up are complex and time consuming. This is not the place to skimp. As the old saying goes, if you think hiring a professional is expensive, try hiring an amateur. To be fair to builders, when we call one in to get a price on an idea, were really ...asking them how long is a piece of string? Unless they know exactly what you want and what you want it built out of, they really cant give you an accurate price even though we push them to do so. The bottom line? Fail to plan and you are planning to fail. We are there if you need us. (preferably before you get into trouble, not after!)

19.01.2022 As a non-Italian speaker, I couldnt read the Italian instructions that came with my new oven. The pictures *sort of* helped but it was really hard to get the overall idea and figure out how it worked. There was a lot of uncertainty. I needed an instruction manual in a language I understand so I contacted the retailer to get it sorted. Why then, when it comes to building plans, do we all feel we should be able to understand detailed drawings and specifications and never admi...t we cant? Youd be amazed at how many people would not admit to me that they are "plan blind" when I ask them if they can read a plan. Many critical areas of a renovation depend on the plans and if not understood can cause real issues during construction. If you need an expert to interpret the jargon, approve the design and control the costs - get one. Its worth it. - John

17.01.2022 It'll be November soon, and Winter feels like a distant memory. It's time to get creative about ways to keep your house cool, so here's a quick tip for you. If you have a two-storey home with stairs, your stairs can be used as a chimney to move hot air upstairs and get it out. It's important to make sure the air going up the stairs has a way out as soon as possible. An operable vent in the ceiling of your stair well will allow the rising hot air to exit into the roof in Summ...er and escape through the roof vents. I hope these little pointers help. 15.01.2022 Hi everyone, Now that it's nice and warm, consider these tips to keep our homes cool in the heat. Windows are the big holes in the insulation. Windows need shading above them if they are facing the North, and shading above and in front of them if they are facing East or West.... Remember in two storey homes, ground floor windows are often fully exposed to hot Summer sun with no shading. Allow for hoods or similar. Windows should be capable of opening as much of their glass area as possible to allow passive cooling in the Summer evenings. Hope these little pointers help. Call me if you want to get it right. When Summer comes around, the same can be achieved for protection from the hot summer sun and channelling those cooling summer breezes into the house. So many people were coming to John saying that they wanted to do a reno, and didnt know where to start, or whether what they wanted to do could actually be achieved. Theyd spoken to a builder, perhaps, and got advice, which was really all about getting it done, rather than getting it right. They needed a mate who was an independent expert in design, construction and ener...gy that would help them through the planning stage of a reno. And hey presto! Ur Renomate was born.

12.01.2022 There are two schools of thought with roofs. # 1. Seal them up and insulate heavily and to control the temperature up there # 2. Vent them very well and clean out the hot air as quickly as possible. ... Both work, but are subject to where you live because the humidity and heat loads vary from climate to climate. The secret is good insulation, well installed and adequately rated to do the job. Ceiling insulation should be laid between the ceiling joists and fitted tightly. Gaps or loose fitting will mean heat can invade or escape. DONT compress insulation as you will squeeze the still air from the insulation and lessens its effectiveness. These are just some of the basic considerations we include when planning your reno and delivering the highest level of comfort. Call me if you want to get it right. John

12.01.2022 The great thing about a renovation is that you get exactly what you want. The bigger kitchen you dream of. Living spaces that suit your family needs. A better bathroom layout. ... More space. With a renovation, you design your new spaces, you decide where your doors and windows will go, you pick the flooring and cladding you want. In short, you get it the way you want it.

11.01.2022 Windows & glass doors account for more heat loss/gain than any other element in the home. Glass, while great for introducing light and views, does little else to help. The more glass in your house, the bigger the heat transfer in and out. Glass is effectively a super highway for energy. Approximately 85% of the suns energy moves through standard glass uninhibited. Once it enters your home it gets absorbed by furniture, walls, floors, humans etc and becomes heat. While this is beneficial in Winter, its a nightmare in Summer. Having your windows well sized, well positioned, and open to the Northern sun in Winter (but not in Summer) is an essential design criteria.

However, it’s fair to say that when you talk about getting a builder, it evokes comments like, you’ll be ripped off or they are all crooks. This is really a fault of the system. The industry has taught people to chase the lowest price, forcing the builder to exploit all avenues to reduce their price and win the work. T...hey call it a race to the bottom. Where much of the confusions starts is in assumptions made by the builders in the absence of good documents and a well thought through schedule of fittings and finishes. This often means the lowest budgeted allowance for tiles, taps, appliance etc to give themselves a chance to win the job. In a competitive price situation, everyone assumes the other tenderer is going to put on the lowest costs. So the best and fairest way to approach this is to have a professional set of documents, and an extensive list of all the fittings you want because you have taken the time to select them and a good idea of what you want in the home. 06.01.2022 Did you know that... 1. Floor tiles need to be certified slip resistant to avoid accidents 2. Floor tiles on a concrete slab (as opposed to carpet, timber etc) naturally absorb heat in the Summer and release heat in the winter... Ur renomate knows.

My understanding of the grant is that there are some criteria you need to meet. Things like; - Income threshold $200k combined or less - Reno cost - $150k - $750k (max house value $1.5mil)... - You need a contract by end of 2020 - Must start within 3 months from contract date (eg start in March if you squeeze in by December) With the market getting busier, builders will be in high demand. People immediately included the $25,000 in their budget, not a good decision The industry accelerated to supersonic speed, always alarming... Builders were immediately under siege to get it signed by December 31st. Not geared up for this. Details and designs rushed in pursuit of the golden egg. Poor planning Prices increases by at least $25k. Not unexpected Many believed they lost $25,000 if they missed the cut off. It is a bonus and the $15,000 now on offer is also a bonus.
