25.01.2022 During my time as a banker and more recently as a broker, I have met many people and have talked to them about their personal finances. It never ceases to amaze me the number of people who don't even know the interest rate they are paying on their home loans. Your property is normally your largest asset and the debt against it is often your biggest and longest financial commitment. It therefore stands to reason that your single largest expense is your home loan repayments and... the associated interest cost you pay. Your interest cost is determined by your home loan rate. So in a nutshell, to simply treat your home loan as "set and forget" could be one of the most expensive mistakes you could make. Throughout life's journey, your circumstances and objectives will change, so make sure your home loan evolves with you. By finding the right home loan, at the right rate, that meets your objectives, could mean that you end up saving money that would have otherwise been paid to the bank. This is money that you can now put towards your other goals (such as a family holiday, new furniture or simply spoil yourself - the choice is yours!). I encourage all my clients to review their home loans at least once a year to ensure it still meets their objectives and to compare it against other loan offerings in the marketplace, particularly now in the current low interest rate environment. 24.01.2022 Following the release of the Royal Commissions report into Misconduct in the Banking, Superannuation and Financial Services Industry, the past 48 hours has been extremely challenging. Thank you to my friends and network for reaching out. I am truly grateful for your messages, calls and support. There has been a lot of media over the last couple of days about the recommendations handed down by the Royal Commission, which was to investigate, understand and report on misconduct... by financial services entities; conduct that fell below community standards and expectations. The banks received a lashing with a feather duster yet the mortgage broking industry was turned on its head. I, like all of my fellow mortgage brokers, was extremely surprised (and disappointed) with the proposed recommendations to remove all commissions (upfront and trail) paid to brokers by lenders for placing loans with them. It is proposed that consumers (rather than lenders) pay for this service going forward. For me, this is completely at odds with the value that mortgage brokers provide to customers. It will certainly not drive better customer outcomes and will decrease competition and give even more power to the big 4 banks. Please take a look at the video below from the Executive Chairman of Loan Market, Sam White, on why these recommendations around broker remuneration simply do not make sense. 14.01.2022 Over the past week I have had a couple of prospective clients ask me what the difference is between what a banker does and what I do. Having been both a banker and now a finance broker, I've seen it from both sides of the fence. There are many reasons why people choose to use a broker over a banker. But for me, it all comes back to the following 2 key differences: 1. More choice... As a broker, I have access to over 30 lenders and countless loan products compared to a banker who only has access to their banks products. The ability to look across many different lenders means that my clients have more options to choose from. 2. One relationship My clients know that by having me as their broker, I am effectively their own personal banker. This contrasts to being directly managed by a bank. Clients may have a relationship with one lender but over time they will have countless bankers who they have to deal with and tell their story again and again and again. By using a broker, clients will only ever have to deal with one person (their broker), who will be their advocate with the lenders. Why not find out for yourself? The next time you're in the market to buy a property or looking to refinance, perhaps try to experience this by visiting both a banker and a broker - you'll quickly realise what the differences are.

13.01.2022 Well, what a year it has been! With so many mixed emotions, 2020 has been one big roller coaster ride, a testing year for every single one of us. Despite it all, we have learnt to adapt to our new ways and slowly coming out the other side. As the year that was comes to a close, I want to thank you for your continued support. 11.01.2022 Do you know your credit score or why it matters? Your score is important as many lenders use it to understand your past credit profile and whether you would be an acceptable risk. Lenders use the score to help assess your credit application when you apply for a loan or line of credit. Things to consider to help you manage your credit score:... * Pay your bills on time. Missed or late payments on some credit contracts (for example, home loans, personal loans and credit cards) can negatively affect your score. * Buy now, pay later services, like Afterpay are definitely the current craze. However, you need to ensure you are making repayments on time otherwise this can impact your score. * Consolidate your debt. Consolidating several loans into one can make it easier to manage repayments. It also helps you to save on fees. * Track your credit commitments. Do your homework before applying for credit and keep track of repayments. Making several applications within a short space of time will be recorded on your file and may reflect poorly as it could be interpreted as a sign youre in financial stress. * If you move house, notify lenders, phone and utility providers of your new address so they can re-direct bills. Overdue payments can negatively affect your score. * Check your credit report regularly. While you cant erase your past, its worth knowing what youre dealing with before you approach the lender so you can be prepared. You can check this for free by contacting a credit reporting body listed on the government website: https://www.oaic.gov.au//cred/accessing-your-credit-report There are a number of different credit scoring systems used by credit bureaus, Equifax being one of these. The Equifax score will be a number between 0 and 1200 (refer photo). In addition to your credit score, lenders will apply their own lending criteria and policies. This is why you shouldnt completely rely on your score as an indicator of whether you can apply for the credit or not. 09.01.2022 Yet another historic low, with the RBA announcing today that the cash rate will drop to 1.75 per cent (a cut of 25 basis points). This will place pressure on lenders to pass on the rate cut to borrowers. NAB has already announced that it will reduce its variable rate for home loans by 0.25%. 07.01.2022 CBA was the first bank to move, cutting its standard variable interest rates for mortgages by 0.13 percentage points. National Australia Bank cut by 0.10 percentage points, ANZ by 0.12 percentage points, and Westpac by 0.14 percentage points for customers with principal and interest home loans, and 0.10 percentage points for customers with interest-only loans.

02.01.2022 Did you know that a brokers role is not just about helping you find the right loan when you believe you are ready, it is also about helping you to get ready so that you are in a position to borrow. I work with clients to help them become financially fit so that they put their best foot forward when the time comes to borrow. This journey often takes many months, but I will work with my clients to support them and help put in place goals and timelines to get financially fit.... Recently I was able to secure an approval for clients who began their journey with me late last year. When I originally met them they were wanting finance to purchase their dream home. The reality was they simply werent ready e.g. they were not in their employment long enough, did not have sufficient savings and were spending above their means.
