25.01.2022 The Elders Inner West team across our 4 offices have been amazed by some of the strength the market has shown in 2021. Strong price gains are happening, and the past weeks have been no exception. Even though bidder registrations were slightly down from the previous month our success rate remains higher than the Sydney clearance rate.... Some of the standout sales have been in Croydon Park, Haberfield and Belfield. In Belfield 11 parties bid on the brick home at 6 Robinson Street resulting in a sale at $1.923 million and a renovated home at 104 Baltimore Street also selling after competitive bidding and over the reserve for $1.713.5 million. A house at 1 Lees Avenue Croydon Park sold for $1.455 million and a single fronted home on 300sqm of land at 36a Seymour Street sold well above expectations for $1.875 million. Haberfield again approved popular amongst buyers with a 1br unit at 3/68 Sloane Street selling for $600,000 and a hotly contested auction of a single fronted home at 104 Hawthorne Parade resulted in a sale at $2.050 million. A totally original home at 91 Day Street Leichhardt attracted over 100 inspections during the campaign and on auction day the bids were fast and furious resulting in a sale well over the $1.9 reserve for $2.35 million. Other strong results were a 2br townhouse at 4/55 Garnet Street Dulwich Hill selling for $1.1 million, a home at 2 Bland Street Ashfield sold for $1.290 million, a 2-bedroom unit at 45/12 Garnet Street Rockdale sold way above reserve for $818,000 and an apartment at 307/144 Mallett Street Camperdown sold for $800,000. No auctions are scheduled for this long weekend and all the onsite action of onsite auctioneering will resume Saturday 19 June. Until then Stay Safe!

14.01.2022 Elders Inner West entertained crowds once again this week, with multiple buyers and strong bidding across all its auctions. We can report bumper results as we are gearing up to our final weeks of auctions for 2020. This week results were all better than expectations which again confirms that AUCTIONING and teaming up with the 4 offices of Elders Inner West can be a very successful way to sell.... An unrenovated 2br unit at 11/8 Albert Parade Ashfield sold for a whopping $775,000 to first home buyers. The next result at 5/6-8 Gower St Summer Hill saw 11 registered bidders battle it out for the original 1 br unit selling for $675,000. A large family home at 21 Irrara St Croydon sold for $2.450 million after a long battle between 2 local families. Several other sales were also made off market and will reveal this soon. We are now confirming auctions for our final Saturday in 2020, December 19, and it’s not too late to go on the market now it makes sense as there is way more buyers than properties for sale which is the most important ingredient for competition.

13.01.2022 First home buyers were out in strong numbers at Elders Inner west auctions in recent weeks. Based on our data we have seen a higher number than normal of active bidders. At auctions across our 4 offices buyers were proactive with their bidding strategy. A heavily competed auction of a semi at 16 Lion Street Croydon resulted in a sale to a young couple for $1.120 million. A family home at 7 Stiles Street Croydon Park sold to a local family for $1.730 million. An original weath...erboard home at 50 Coronation Parade Enfield sold for $1.1 million. An apartment at 17/1 Hilts Road Strathfield sold well and an apartment at 5/12 Seventh Ave Campsie saw 7 registered bidders battle it out with a first home buyers securing with the winning bid of $600,000. A home at 143 Frederick Street Ashfield was sold by us for the 3rd time in 17 years for $1.515 million. The final auction for the day at 78 Mitchell St Enfield sold at $1.5 million to family who live in the area. With buyer activity at close to the peak of the market since 2018/ 2019 NOW is the time to sell. 10.01.2022 In the lead up to the Festive period, Elders Inner West AGAIN achieved 100% success for its vendors, driven by strong demand, high confidence, and some great auctioneering skills. In Croydon fierce competition saw a 3 bedroom duplex on 132 sqm of land sold way above expectations fetching $1.270 million. 70 Croydon Avenue drew 11 registered bidders, of which 8 made offers. A strata townhouse at 6 Susan Street Annandale sold for $1.150 million, after the eventual buyer made a s...olid knock out bid. In Ashfield a 2 bedroom unit at 10/25 Chandos Street sold after bidding at $720,000, it climbed at $10,000 jumps then dropped right down to $1000 increments before picking up more steam toward the tail end of the sale. Other sales were a 1 bedroom apartment at 112/1 Saunders Close Macquarie Park selling for $622,000, a 2 bedroom unit at 413/221 Sydney Park Road Erskineville exchanging at $880,000 and a clad home at 18 Beaumaris Street Enfield selling for $1.860 million. The market is definitely on the move and people are really sensing the prices are gaining momentum.
